<br /> Joyce W. Hornady and Marval A. Hornady, husband and wife, each in his
<br /> and her own name and right and as spouse of each other, herein called the
<br /> grantor whether one or more, in consideration of Twenty-four Thousand and
<br /> No/100 Dollars ($24,000.00), received from grantee, does grant, bargain, sell,
<br /> convey and confirm unto J. F. Anderson Lumber Company, a Minnesota corpora-
<br /> tion, herein called the grantee whether one or more, the following described

<br /> along and upon said south line of the Northwest Quarter of the

<br /> Tenths (72.7) feet, to the intersection with the Northerly Highway
<br /> Right-of-Way line of Highway No. 281; running thence northeasterly
<br /> along and upon said northerly right-of-way line of Highway No. 281,

<br /> running thence Northeasterly along and upon the westerly Highway
<br /> right-of-way line of Highway No. 281, a distance of Four Hundred
<br /> Six and Fifty-four Hundredths (406.54) Feet; running thence westerly
<br /> parallel to the north line oi said Section Twenty-four (24) a dis-
<br /> tance of One Hundred Four and Seventeen Hundredths (104.17) Feet,
<br /> to the place of beginning, and containing 6.045 acres, more or less,
<br /> together with grantors1 right-of-way over and �cross the easterly
<br /> Forty (40) Feet of premises previously conveyed by Warranty Deed
<br /> dated December 22, 1964, recorded in the Office of the Register of
<br /> Deeds of Hall County, Nebraska, on December 28, 1964, in Book 146
<br /> of Deeds at page 552, subject, however, to all easements, restric-
<br /> tions, covenants and zoning laws and regulations of record.
<br /> To have and to hold the above described premises together with all
<br /> tenements, hereditaments and appurtenances thereto belonging unto the grantee
<br /> and to grantee1s heirs and assigns forever.
<br /> And the grantor does hereby covenant with the grantee and with granteefs
<br /> heirs and assigns that grantor islawfully seised of said premises; that t�ey
<br /> are free from encumbrance, but subject, however, to all easements, restrictions,
<br /> covenants and zoning laws and regulations of record; that grantor has good
<br /> right and lawful authority to convey the same; and that grantor warrants and
<br /> will defend the title to said premises against the lawful claims of all persons
<br /> whomsoever.
