<br /> KNOW ALL MEN BY THESE PRESENTS that EDWARD G. SCHOEL and MYRTA J.
<br /> SCHOEL, husband and wife, in consideration of TWO THOUSAND SIX
<br /> HUNDRED FIFTY DOLLARS ($2,650.00) in hand paid, do hereby grant,
<br /> bargain, sell, convey and confirm unto WILLIAM B. JONES and LEONORA
<br /> JONES, the following described real estate situate in the County of
<br /> Hall and State of Nebraska, to-wit:
<br /> Lots 4, 5 and 6, in Block 2, in B1ain Addition, located
<br /> on Lots 4 and 5 of Garrett's Sub-Division of the North
<br /> East Quarter of Section 9, Township 11 North, Ranqe 9,
<br /> West of the Sixth P.M.
<br /> together with all the tenements, hereditaments, and appurtenances
<br /> to the same belonging, and all the estate, title, dower, right of
<br /> homestead, claim or demand whatsoever of the Grantors unto said
<br /> premises or any part thereof.
<br /> To have and to hold the above-described premises with the appurten-
<br /> ances, unto the said Grantees to their heirs and assigns forever,
<br /> and we for ourselves and our heirs, executors and administrators,
<br /> do covenant with the said Grantees and with their heirs and assigns
<br /> that we are lawfully siezed of said premises; that they are free
<br /> from encumbrance except as follows, and that we have good, right
<br /> and lawful authority to sell the same and that we will, and our
<br /> heirs, executors and administrators warrant and defend the same
<br /> forever against the lawful claims of all persons, except as follows:
<br /> This conveyance is deliverecl and zccepted subject to:
<br /> (a) All taxes, special assessments and special taxes
<br /> levied after the year 1957.
<br /> (b) All installments of special assessments heretofore
<br /> levied falling due after the year 1957.
<br /> (c) The rights of all persons claiming by, through or
<br /> under the buyers.
<br /> (d) Matters pertaining to building lines and building
<br /> restrictions.
<br /> (e) The rights, if any, of the public in any portion of
<br /> the premises aforesaid, which may fall within any public
<br /> street, way, or alley adjacent or contiguous to said
<br /> premises.
<br /> This conveyance is delivered and accepted in full performance of
<br /> that certain contract for deed between the parties hereto signed
<br /> and acknowledqed by Grantees on December 28, 1957.
