<br /> KNOW ALL MEN BY THESE PRESENTS THAT, in pursuance o� an order of
<br /> Honorable Donald H. Weaver, Judge of the District Court InW�dliaensedlby '
<br /> County, Nebraska, made on the 27th day of August, 1965, � '
<br /> said Court to sell at public auction in the manner provided by law, the real �
<br /> estate hereinafter described; that thereupon I posted bond in the stun of
<br /> Ninety Thousand Dollars as provided by said license, which bond has heretofore
<br /> been approved and have heretofore filed an oath as Executor as required by
<br /> 1aw and thereafter I gave notice of the time and place of said sale by publi-
<br /> cation in the Grand Island Daily Independent, a legal newspaper, all as re-
<br /> quired by law, and at the time and place specified in said notice, after said
<br /> sale had b.een held open for more than one hour, I sold said hereafter des-
<br /> cribed real property at public auction to Ronald H. 5piehs, he being the
<br /> highest bidder therefor, which bid was assigned in writing by the said
<br /> Ronald H. Spiehs to Ronald H. Spiehs and Jean Ann Spiehs, husband and wife,
<br /> as joint tenants, not tenants in common, with the right of survivorship; that
<br /> said sale was reported to the Judge of the District Court and by him on the
<br /> � � day of November, �965, confirmed and I was ordered to make a deed
<br /> of said real property.
<br /> NOW, THEREFORE, I, Samuel Lipson, Executor of the Estate of Virginia R.
<br /> Denman, deceased, in consideration of the premises and the stun of Eighty-eight
<br /> Thousand. Five Hundred Forty-four pollars (�88,5�+�+.00) so bid and paid by said
<br /> nurchaser, receipt of which is hereby acknowledged, and by virtue of the powers
<br /> �ntrusted in me under said proceedings and order of Court, do by these presents
<br /> grant, sell and convey unto Ronald H. Spiehs and Jean Ann Spiehs, husband and
<br /> wife, as joint tenants, not tenants in common, with the right of survivorship,
<br /> and unto their assigns and the heirs and assigns of the survivor of them, the
<br /> real property described as follo«s:
<br /> A tract of land comprising all of that part of the �dest Half
<br /> (GI�) of Section Twenty-nine (29)� Township Ten (10) North,
<br /> Range Ten (10), West of the 6th P.M., Hall County, Nebraska,
<br /> lying North of the Interstate Highway and more particularly des-
<br /> cribed as follows: Beginning at the Northwest corner of said
<br /> �dest Half (W2); thence running East along the North line of
<br /> said W� a distance of Two Thousand Six Hundred Forty-one 'and
<br /> Six Tenths (2,641.6) feet to the Northeast corner of said
<br /> W�;; thence running South along the East line of said Wz a
<br /> distance of Three Thousand One Hundred Sixty-eight and Four
<br /> Tenths (3,168.�+) feet to a point on the Northerly right-of-
<br /> way line of the Interstate Highway; thence running Southwesterly
<br /> along said right-of-�ray line a distance of Two `I'housand Eight
<br /> Hundred Nineteen and Six Tenths (2,81:9.6) feet to a point on
<br /> the tiJest line of said W2; thence running North along the 11�est
<br /> line of said W� a distance of Four Thousand One Hundred Twenty-
<br /> two and Seven Hundredths (4,122.07) feet to the point of be-
<br /> ginning and containing 221.36 acres, more or less�
<br /> with all appurtenances thereto belonging to have and to hold the same unto the
<br /> said grantees and to their assigns or to the heirs and assigns of the survivor
<br /> of them forever.
<br /> It is the intention of all parties hereto that in the event of the death
<br /> of either of the grantees, the entire fee simple title to the real property shall
<br /> vest in the susviving �rantee.
