<br /> Quarter (SW�SWw) of Section Eleven (11), Township Eleven (11) North,
<br /> Range Nine (9) West of the 6th P.M. in Hall County, Nebraska, and
<br /> more particularly described as follows: Beginning at a point on the
<br /> southerly right-of-way line of the Union Pacific Railroad Company,
<br /> said point being Five Hundred Sixty-Five and Two Tenth (565.2) feet
<br /> Southwesterly from the intersection of the east line of said South-
<br /> west Quarter of the Southwest Quarter (SW�.SW4) with said Southerly
<br /> right-of-way line of the Union Pacific Railroad Company; thence
<br /> running southwesterly along and upon said right-of-way line a distance
<br /> of One Hundred Eleven and Five Hundredths (111.05) feet; thence

<br /> Hundred (1�00.0) feet; thence deflecting left 115° - 52' and running

<br /> a distance of Four fiundred (1�00.0) feet to the place of beginning

<br /> It is the intention that the easterly line of the tract herein
<br /> conveyed is identical with the westerly line of the tract heretofore
<br /> owned by the Grantee herein.
<br /> TO HAVE AND TO HOLD the above described premises togehter with
<br /> all tenements, hereditaments and appurtenances thereto belonging
<br /> unto the Grantee and to Grantee's successors and assigns forever.
<br /> Grantor does hereby covenant with the Grantee and with Grantee's
<br /> successors and assigns that Grantor is lawfully seised of said
<br /> premises; that they are free irom encumbrance; that Grantor reserves
<br /> the right to the use of the railroad spur from the Union Pacific
<br /> Railroad right-of-way across the above described premises to its
<br /> property adjacent to and westerly of the above described tract;
<br /> that Grantor has good,right and lawful authority to convey the same;
<br /> and that Grantor warrants and will defend the title to the above
<br /> described prer;�a.ses against the lawful claims of all persons whoso-
