<br /> All of my remaining undivided one-fourth interest in and to
<br /> the following des�ribed property:
<br /> Lot Five (5�� Block Two (2�� Stewart Place Subdivision, Hall County,
<br /> Nebraskat except the south 90 feet of the east 20 feet thereof previ-
<br /> ousiy conveyed to Keith R. Franke and Gertrude L. Franke at Book
<br /> 145, Page 522, Deed Records of Hall County� State of Nebraska� and
<br /> the North 78 feet of the East 20 feet thereof.
<br /> To have and to hold the above described premises together
<br /> with all tenements, hereditaments and appurtenan�es thereto belonging
<br /> � unto the grantee and to grantee's heirs and assigns forever.
<br /> And the grantor does hereby covenant with the grantee and with
<br /> grantee's heirs and assigns that grantor is lawfully seised of said premi-
<br /> ses; that they are free from encumbrance except encumbrances and
<br /> easements of record, if any; that grantor has good riglit and lawful
<br /> authority to convey the same; and that grantor warrants and will
