<br /> l. David M. McCall, Guardian of the Estate of Myrle B.
<br /> McCall, Incompetent, pursuant to license to sell real estate granted
<br /> to him as such Guardian on the 1$th day of January, 1g65, by the
<br /> District Court of Hall County, Nebraska, after executin� Bond which
<br /> was duly approved and taking the 0ath required by law and ziling the
<br /> same in said Court, gave public notice of the time and place of sa1e,
<br /> as required by law, of the following described real estate, to-wit:
<br /> The North Farty-Four (1�t�) feet of the South
<br /> One-Ha1f (Sz) of Lot One (1) , B1ock Thirty-
<br /> Four (31�) , Original Town, now City of Grand
<br /> Island, Hall County, Nebraska,
<br /> and pursuant to the terms of said notice, and at the �ime and place
<br /> therein stated, offered the above described real estate for sale at
<br /> public auction, to the highest bidder for cash, and sold the above
<br /> described real estate to Gary Hermsmeyer for the sum of Four Thousand
<br /> Five Hundred and Roj100 Dollars (�4., 500.00) , he being the highest
<br /> bidder therefor, subject to confirmation by the District Court oi
<br /> iiall County, Nebraska.
<br /> 2. The District Court of Ha11 County, Nebraska, upon �he
<br /> �eturn of David Ni. McCall, Guardian of the Estate of Myrle B. McCall,
<br /> Incomp,e't.g nt, on the sale of the above described r�eal estate, did, on
<br /> the � day of i4Tay, 1965, make and enter an Order Confirming Sale
<br /> oi the above described real estate by said David M. NcCall, Guardian
<br /> of the .ilstate of Myr1e B. NcCall, Incompetent, to Gary Hermsme er,
<br /> ior the sum of Four Thousand Five Hundred and No�100 Dollars (`''4.,500.00) ;
<br /> and directed said Guardian to execute a deed o.f conveyance to said
<br /> Gary Hermsmeyer, the purchaser of the above described real estate.
<br /> NOW, THEREFORE, David �2. McCal1, Guardian of the Estate of
<br /> i��yrle B. I�TcCa11, Incompetent, pursuant to the Order Confirming Sale
<br /> of the District Court of Hall County, PJebraska, and in consideration
<br /> of the sum of Four Thousand Five Hundred and No�100 Dollars (��.,500.00) ,
<br /> to him in hand paid, receipt whereoi is hereby acknowledged, does
<br /> grant, bargain, sell, convey and confi�. unto Gary Hermsmeyer, herein
<br /> called the Grantee, the following described real estate situated in
<br /> Hall County, P�ebraska, to-wit :

<br /> One-Half (S2) oi' Lot One (1) , Black Thirty-
<br /> Four (34) , Original Town, now City of Grand
<br /> Island, Hall County, Nebraska.
<br /> TO HAVE AND TO HOLD the above described premises togeth�r
<br /> with all tenerr�ents, hereditaments and appurtenances thereto belonging
<br /> unto the Grantee and to Granteets heirs and assigns forever.
<br /> This conveyance is subject to all reservations, restrictions
<br /> and easements of record, and subject to all visibl� easements.

<br /> NicCall, Incompetent, the Grantor herein, covenants with the said
<br /> Gary Hermsmeyer, his heirs and assigns, that he has fu11 power and
<br /> authority in his said capacity as such Guardian under and by virtue
<br /> of said Order Confirming Sal� to bargain, sell and convey the above
<br /> described premises, in the manner and form as is above written, and
