<br /> received from grantees, does grant, bargain, sell, convey, and confirm
<br /> unto
<br /> Donald C. Chapman and E�ith Marie Chapman�
<br /> husband and wife,
<br /> as joint tenants with right of survivorship, and not as tenants in
<br /> common, the following described real property in Hall County, Nebraska:
<br /> The Southerly One-Half (S;) of that certain full 1ot rormed, being
<br /> Fractional Lot Six (6) in Fractional Block Nineteen (19) in Fairview
<br /> Park Addition; and Fractional Lot Five (5) in Fractional B1ock Twelve
<br /> (12) in H.G. Clark' s Addition, both being A�ditions to the City of
<br /> Grand Island, Nebraska, more particularly described as follows, to-wit:
<br /> Commencing at the Southwesterly Corner of Fractional Lot Six (6) ,
<br /> in Fractional Block Nineteen (19) , in Fairview Park Addition to the
<br /> City of Grand Island, Nebraska, running thence Northerly along and
<br /> upon the Westerly boundary line of said Fractional Lot Six (6) in
<br /> Fractional Block Nineteen (19) in Fairview Park Addition to the City
<br /> of Grand Island, Nebraska, for a distance of Sixty-six Feet (66' ) ;
<br /> running thence in an Easterly direction parallel with the Northerly
<br /> boundary line of Eighth Street in the City of Grand Islanc, Nebraska,
<br /> for a distance ef 52.8' , running thence Southerly parallel with tlze
<br /> Westerly boundary line of Fractional Lot Six (6) in Fractional
<br /> Block Nineteen (19) in Fairview Park Addition to the City oi Gran�
<br /> Island., Nebraska, for a distance of Sixty-six Feet (66' ) ; rur�ning

<br /> dition to the City of Grand Island, Nebraska, for a distance of 52.8 '
<br /> to the place of beginning, together with an Easement ior the purpose
<br /> of constructing, laying, maintaining, altering, and repairing gas,
<br /> sewer, and water mains through, over, upon, and across, the Northerly
<br /> One-Half (NZ) of the full lot above described, for the use and bene-
<br /> fit of the premises hereby conveyed; subject to an Easement th-rough,
<br /> over, upon, and across the Southerly One-Ha1f (S�) of th.e full lot al�ove
<br /> described, being the premises hereby conveyed for tr�e purpose of con-
<br /> structing, laying, maintaining, altering and repairing gas, sewer,
<br /> and water mains for the use and benefit of the Northerly One-Half
<br /> (N?) of the full lot above described. The said Easement above set
<br /> forth shall extend to the heirs, assigns, and administrators of the
<br /> grantors and grantee herein for the purposes above expressed.
<br /> To have and to hold the above described premises together with
<br /> all tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to their assigns, or to the heirs and assigns of the
<br /> survivor of them forever.
<br /> And grantor does hereby covenant with the grantees and with
<br /> their �ssigns and. with the heirs and assigns of the survivor of them
<br /> i:riat grantor is lawfully seised of said premises ; that they are free
<br /> from enc�mbrance, no exceptions ; that grantor has good right and law-
<br /> ful authority to convey the same; and that grantor warrants and will
<br /> defen� tne title to said premises against the lawful claims of all
<br /> persons whon�soever.
<br /> i� is the intention of all parties hereto that in the event of
<br /> the �ea�h of efther of the grantees, the entire fee simple title to
<br /> the real estate shall vest in the surviving grantee.
