(h) �No worn-out or discarded automobiles, machinery, ar <br /> parts thereof shall be stored thereon and no portion <br /> thereof shall be used for automobiles, junk piles, or <br /> the storage of any kind of junk or waste material. <br /> (i} No cows, hogs, goats, sheep or similar animals <br /> shall be kept or maintained on said tract or any <br /> portion thereof. However, this restriction does <br /> not apply to the keeping or maintaining of a pony <br /> or horse on said tract. <br /> (j) No billboards, sign boards, (except suitable sign5 <br /> for sale of said tract) or unsightly objects of any <br /> kind shall be maintained on said tract. <br /> (k) When a sewer line is laid in any street on which <br /> said tract shall abut, it shall be incu�ent and <br /> obligatory upon the owner of said tract to establish <br /> connection with said sewer system without delay <br /> and thereafter to make use of the same to the exclusion <br /> of all septic tanks and other priva�e methods of <br /> handling sewerage. <br /> (1) Cesspods shall not be permitted on said tract. & <br /> septic tank and disposal field may be constructed <br /> thereon, provided the same is constructed in <br /> accordance with the plans and specifications approved <br /> by the Department of Health of the State of Nebraska. <br /> (m) All construction and building upon said tract shall <br /> be so performed that it will comply with the require- <br /> ments of the building codes and ordinances, including <br /> building code ordinances , electrical code ordinances, <br /> and plumbing code ordinances, of the City of Grand <br /> Island, Nebraska. <br /> (n} No fences or hedges for the purpose of dividing or <br /> enclosing properties shall be constructed or planted <br /> forward of the front elevation of any residential <br /> house or residential main structure. <br /> (o) Said tract shall not be subdivided or further divided, <br /> except that said tract may be divided into subtracts <br /> or sublots of at least one-half of the size of the <br /> original tract. Any such subdivided tract or lot shall <br /> have the width of at least one-half of the width of the <br /> original tract and a full depth of Three Hundred Thirty <br /> (330.0) feet. If this said tract is so subdivided, the <br /> dividing line of said subdivided tract shall, for the <br /> purpose of Paragraph (c) above as to construction to a <br /> lot line or tract line, be considered as a tract line <br /> or lot line and no building shall be constructed closer <br /> then twenty (20) feet to such tract or lot line. <br /> (p) If any of these restrictions and covenants running with <br /> the land herein set forth are violated and declared <br /> void by a Court of competent jurisdiction, the remainin g <br /> restrictions and cavenants running with the Land shall <br /> not be affected but shall stay and remain in full force <br /> and effect. <br /> (q) Said restrictions and covenants running with the land <br /> shall be perpetual and �11 apply to and be forever <br /> binding upon the Grantees,thPax h�s, executors, admin- <br /> istrators and assigns, an d are imposed upon said tract <br /> and the realty as an obligation or charge against the <br /> -3- <br /> ��7 <br />
