<br /> Robert G. Sprague and June C. Sprague, husband and wife,
<br /> in consideration of One Dollar ($1.00) love and affection, and
<br /> other good and valuable consideration, received from Grantees,
<br /> do hereby grant, bargain, sell, convey and confirm unto Robert
<br /> G. Sprague and June C. Sprague, husband and wife, as joint tenants
<br /> and not as tenants in common, the following described real estate
<br /> situated in Hall County, Nebraska, to-wit:
<br /> Lot Twelve (12) in Block Five ( 5) in Ashton Place,
<br /> an Addition to the City of Grand Island, Nebraska,
<br /> subject to all liens, mortgages and encumbrances of record, which the
<br /> Grantees herein hereby assume and agree to pay by acceptance of
<br /> delivery of this Joint Tenancy Warranty Deed.
<br /> To have and to hold the above described premises together
<br /> with all tenements, here�itaments and appurtances thereto belonging
<br /> unto the Grantees as joint tenants.
<br /> And Grantors do hereby covenant with the Grantees that Grantors
<br /> are lawfully seised of said premises; that they are free from encumbrances
<br /> except for encumbrances of record, which said liens, mortgages and
<br /> encumbrances of record Grantees herein hereby assume and agree to pap
<br /> by aceeptance of delivery of this Joint Tenancy Warranty Deed; th�t
<br /> Grantors have good right and lawful authority to convey the same; and
<br /> that Grantors warrant and will defend the title to said premises against
<br /> the lawful claims of all persons whomseever.
