<br />Deceased, and their right of descent in the real property of the Deceased of which she died
<br />possessed in the State of Nebraska, as hereinbefore described, are as follows, to wit:
<br />Samuel H.Kepner, son the deceased, of Grand Island, Hall County, Nebraska, who inherits the
<br />real estate hereinbefore " described from the Deceased.
<br />IT IS THEREFORE ORDERED, ADJUDGED AND DECREED BY THE COURT that the real estate hereinbefore
<br />described, be assigned and set over unto Samuel H.Kepner, son of the Deceased and sole and only
<br />heir at law of the Deceased.

<br />with the original record thereof, now remaining in said Court, that the same is a correct
<br />transcript thereof, and of the whole of such original record; that said Court is a Court of Record
<br />having a seal, which seal is hereto attached; that said Court has no Clerk authorized to sign
<br />certificates in his own name, and that I am the legal custodian of said Seal and of the Records of
<br />said Court, and that the foregoing attestation is in due form of law.

<br />LAST WILL AND TESTAMENT.
<br />I, Mitchell K.Dean, the testator hereinafter named, being of sound and disposing mind; and not
<br />acting under fraud, duress, or undue influence; do make, publish, and declare this to be my last
<br />will and testament, hereby revoking any and all other wills by me at any time made. Said Testator
<br />being a resident of the City of Glendale, State of California, and now present in said city and
<br />state.
<br />FIRST. I direct that all my just debts be paid as soon after my decease as can conveniently
<br />be done; such to include funeral expenses which are to be incurred at the instance and request of
<br />my executrix hereinafter named.
<br />SECOND. I give and bequeath to my loving wife, Katherine Dean, all the property of which I
<br />may die possessed; this to include real, personal, and mixed property and of whatever value, and
<br />wherever situated; some to be hers and hers alone, entire and forever.
<br />THIRD. Should my said wife, Katherine Dean, precede me in death, then, and in that event, all
<br />bequests hereinbefore bequeathed to her, are hereby bequeathed to my children Wayne W.Dean, and
<br />Reva M. Montgomery, share and share alike.

<br />FOURTH. I hereby nominate, constitute, and appoint, my wife Katherine Dean, as executrix of
<br />this my last will and testament, and direct that no bond be required of her in any capacity in
<br />which she may be called upon to act under the provisions of this will.
<br />IN WITNESS WHEREOF I, the testator above named, have to this my last will and testament here-
<br />unto subscribed my name and set my seal this the 19th day of January, 1939.
