<br /> GRANTEE does grant, bargain, sell, convey and confirm unto
<br /> GRAND IS LAND KENNEL CLUB,
<br /> a nonprofit corporation duly organized and existing under the
<br /> laws of the State of Nebraska, herein called the GRANTEE whether
<br /> one or more, the following described real property in Hall County,
<br /> Nebraska, to-wit:

<br /> Together with a RIGHT-OF-WAY, concurrent with all rights-of-
<br /> way heretofore and hereafter granted by the GRANTOR herein for
<br /> the benefit of GRAM EE, its members, employees, invitees, suc-
<br /> cessors, assigns, animals and vehicles, to pass and repass, for
<br /> lawf u1 puxposes only at the risk of the C�?ANTEE, in and along a
<br /> strip thirty (30 feet wide commencing at a point approximately
<br /> Two Hundred (200� feet East of the Southwest Corner of such Lot
<br /> One (1) on the South line of such Lot One (1) (being the North
<br /> line of Bismark Road) and extending Northerly from such Bismark
<br /> Road to the grade crossing over such railroad right-of-way and
<br /> which grade crossing abuts upon the real property hereinbefore
<br /> conveyed, PROVIDED, GRANTOR, their successors and assigns shall
<br /> have no obligation to in any way care for, maintain, imprc�ve or
<br /> repair such right-of-way and shall not be liable to C�ANTEE , its
<br /> members, employees, invitees, successors, assigns, for any acci-
<br /> dental injury to persons, animals or vehicles, resulting from
<br /> the use of such right-of-way.
<br /> And the C�AMOR does hereby covenant with the GRANTEE and
<br /> with C�ANTEE�S successors and assigns that C�ANTOR is lawfully
<br /> seised of said premises; that they are free from encutnbrance;
<br /> that GRANTOR has good right and lawful authority to convey the
<br /> F same; and that C�ANTOR warrants and will defend the title to
<br /> said premises against the lawful claims of persons whomsoever.
