<br /> , DOLLARS ($1, 500.00) received from grantees, do grant, bargain, sell
<br /> convey and confirm unto KENNETH BLY and JOHANNA'BLY', as joint tenants
<br /> with right of survivorship, and not as tenar�ts� in common, the following
<br /> described real property in Hall County, Nebraska:
<br /> A tract of land containing one (1) acres, more or less, beginning at
<br /> the Southeast corner of the West Half of the Southwest Quarter (WZSW4)
<br /> of Section 'I'hirty Three (33) , in Township Twelve (12) North, Range Nine
<br /> (9) , ,West of the 6th P.M., thence west 155 feet, thence north 281 feet,
<br /> thence east 155 feet, thence south 281 feet to .point of beginning. Said
<br /> tract subject to the following restrictions which are hereby made a part
<br /> of this deed, to-wit:
<br /> l. No building shall be moved onto the premises without first `
<br /> securing the written consent of the owners of the adjoining properties.
<br /> 2. No building shall be erected or placed closer than thirty-
<br /> five (35) feet from the front of the premises.
<br /> 3 . No noxious or offensive trade or activity shall be car.ried
<br /> upon said premises.
<br /> 4. No basement, tent, shack, garage, barn, trailer house, or
<br /> other outbuilding placed or erected on said premises shall at any time
<br /> be used as a residence either temporarily or permanently.
<br /> 5. 'I`he restrictions herein run with the land and shall be
<br /> binding upon all persons, corporations, or others claiming ownership of
<br /> said premises.
<br /> To have and to hold the above described premises together with
<br /> all tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to their assigns, or to the heirs and assigns of the �
<br /> survivor of them forever.
<br /> And the grantor does hereby covenant with the grantees and with
<br /> their assigns and with the heirs and assigns of the survivor of them
<br /> that grantor is lawfully seised of said premises; that they are free
<br /> from encumbrance, that gran�or has good right and lawful authority to
<br /> convey the same; and that grantor warrants and will defend the title
<br /> to said premises against the lawful claims of all persons whomsoever.
<br /> It is the intention of all parties hereto that in the event of
<br /> the death of either of the grantees, the entire fee simple title to the
<br /> real estate shall vest in the surviving grantee.
