i Gi 6z 1 I 1 *1 2 145 5 title, deeds, contracts, documents and records are now in the possession of the executors of the estate of Charles M.Porter, deceased; that by reason of the character of said real estate and by reason of the business conditions now existing, said real estate cannot be sold for its fair value; that for the same reasons it cannot be partitioned and divided among the parties entitled thereto, without a heavy loss to all and each of the parties interested. Court further finds that by reason of the death of said Charles M.porter, there is no one with °authority to collect the rents from said real estate or to accept payments on account of contracts o sale, or to make any disburseii;erts for necessary repairs, taxes, etc., or with authority to I !negotiate leases or sales of said real estate; that Ruth Porter, oneof the heirs of Charles M. orter, deceased, is a minor, under the age of eighteen years, and incapable of executing deeds !of conveyance to her interests in said real estate. i IThe Court further finds that a trustee should be appointed to succeed Charles M.Porter, deceased, i !trustee under the Will of Irving A.Porter, deceased; that Edward I Bucklin is a suitable and prop- ! er person to act as such trustee; that it was necessary for the complainants herein to institute !these proceedings; that the costs thereof, including a reasonable fee for the complainants' sol- i is !tors and for the guardian ad litem of Ruth Porter, infant defendant, costs of certified copies to be used in evidence, stenographic fees and expenses of trip to Joliet, Illinois, to secure ! signature of W-rk Porter, to appearance and answer herein, should be borne by the trust estate; !that Two Hundred Dollars (4200.00) is a reasonable, usual and customary fee in Cook County for ,services rendered by the solicitor for the complainants in this proceeding; that Fifteen Dollars j($15.00) is the usual, reasonable and customary fee charged in this jurisdiction for services such !as have been rendered by the guardian ad litem for said Ruth Porter in this proceeding.
