<br /> Hall County, Nebraska, party of the first part, and Roy Houchin of Grand Island,
<br /> Ha11 County, Nebraska, party of the second part:

<br /> graph II of the last wi11 andirstament of said deceased, which is of record in the
<br /> office of the Courrty Court of Hal�. County, Nebraska, and in consideration of the
<br /> sum of Five Thousand Seven Hundred Fifty ($5,750.00) Dollars to her paid by party
<br /> of the second part, the receipt whereof is hereby acknowledged, does by these presents
<br /> grant� bargain, seJ.1� convey and confir.m unto party of the second part, in fee �
<br /> simple absolute, the foZlowing described real estate� to-wit;

<br /> Addition to the City of Grand Island, Nebraska

<br /> nad in her lifetime, and at the time of her decease, and which the said party of the
<br /> first part has by virtue of t�e said Last Wi11 and Testament or otherwise, of, in or

<br /> tenances thereof,. unto party of the second part and to his assigns and heirs, in fee
<br /> simple absolute, forever;
<br /> And party of the first part, for herself� her heirs, executors and acDninistrators�
<br /> does covenant, promise and undertake to and with the said party of the second part,
<br /> his heirs and assigns, that she is lawfully the executrix �under the last will and
<br /> testament of said Emma McQuown, deceased, an d has pawer to convey as aforesaid, and
<br /> has in all respects acted in making this conveyance, in pursuance of the authority
<br /> granted in and by the said last wi11 and testament of said Emma McQuown� deceased;
<br /> that she has not made, dane, nor suffered any act, matter or thing whatsoever, since
<br /> she was executrix, as aforesaid, whereby the above granted premises, or any part
<br /> thereof, are, sha11. or may be impeached, charged or encumbered in any manner what-
<br /> soever and tkiat she is 1.awfully seized of said premises.
