<br /> KNOW ALL MEN BY THESE PRESEDTTS, That Ronald A. Irvine and Ora M. Irvine, husband and
<br /> wife, each in his and her own right and as spouse of each other, in considexation of
<br /> One Dollar and other valuable consideration in hand paid, do hereby grant, bargain, sell,
<br /> convey and confirm unto Raymond H. Beyersdorf and Marilyn M. Beyersdorf, husband and wife,
<br /> as Joint Tenants, and not as tenants in common; the following described xeal estate, situ-
<br /> ated in the County of Hall and State of Nebraska, to-wit:
<br /> Fractional Lots Eight (8), Nine (9) , and Ten (10), in fractional Block Two (2�,, in
<br /> Wallichs' Addition to the City of Grand Island, Nebraska, excepting therefrom that
<br /> part thereof conveyed to Harry Switzer by warranty deed recorded in Book 91, at
<br /> Page 436 of the deed records of Hall County, Nebraska, described as follows: Com-
<br /> mencing at a point situated 92.5 feet North of the Southwest corner of said fractional
<br /> Lot 8; running thence Easterly on a line parallel with the South boundary line of
<br /> fracti.onal Lots S, 9, and 10, in said fractional Block 2, a distance of 72.5 feet;
<br /> running thence Northwesterly a distance of 62.3 feet to a point 34.7 feet Northerly
<br /> from the point of beginning; xunning thence Southerly along the Easterly line of
<br /> Broadwell Avenue a distance of 34.7 feet to the point of beginning; and also except-
<br /> ing therefrom that part tl5ereof conveyed to Fern M. Brehm by warranty deed �ecorded
<br /> in Book 98, at page 669 of the deed records of Hall County, Nebraska, described as
<br /> follows: Comanencing at the Southwest corner of said fractional Lot 8; running thence
<br /> in an Easterly direction along and upon the Northerly boundary line of Ninth Street
<br /> in the City of Grand Island, Nebraska, for a distance of 77 feet; running thence in
<br /> a Northerly direction parallel with the Easterly boundary line of said fractional
<br /> Block 2, for a distance of 86.55 feet; running thence in a Westerly direction parallel
<br /> with the Northerly boundary line of said Ninth Street for a distance of 31.7 feet to
<br /> the Easterly boundary line of Broadwell Avenue in the City of Grand Island (as now
<br /> located) ; running thence in a Southerly direction along and upon the Easterly bound-
<br /> ary line of Broadwell Avenue (as now located) , for a distance of 98.5 feet to the
<br /> place of beginning, and
<br /> That part of fractional Lot Ten {10), in fractional Block Thirteen {Z3), in Fairview
<br /> Park Addition to the City of Grand Island, Nebraska, described as follows: Begin-
<br /> ning at a point situated on the Southeast corner of said fractional Lot 10; running
<br /> thence Northerly along the Easterly line of said Lot, parallel with the Westerly�
<br /> line of North Adams Street, a distance of 22.8 feet; running thence Westerly at
<br /> right angles a distance of 40.6 feet; running thence Southeasteriy a distance of
<br /> 46.5 feet to the point of beginning, the same being a triangular piece of ground
<br /> situated at the Southeast corner of said fractional Lot 10,
<br /> reserving however, an easement upon and across said above described premises for the pur-
<br /> pose of water, sewer and gas utilities to serve and connect with the following described
<br /> adjacent property, to-wit:

<br /> (as now located) for a distance of 98.5 feet to the place of beginning, now in the
<br /> names of Merle G. Gillespie and Dorothy 0. Gillespie, and recorded in Book iii� ,

<br /> Deeds Office, Hall County, Nebraska, said ease nt to run with the land,
<br /> together with all the tenements, hereditaments and appurtenances to the same belonging,
<br /> and all the estate� title, dower, right of homestead, claim or demand whatsoever of the
<br /> said grantors, of, in or to the same, or any part thereof; ,
<br /> IT BEING THE IMENTION OF ALL PARTIES HERETO, THAT IN THE EVEM' OF THE DEATH OF EITHER OF
<br /> SAID GRANTEES, THE ENiIRE FEE SIMPLE TITLE TO THE REAL ESTATE DESCRIBED HEREIN SHALL VEST
<br /> IN THE SURVIVING GRAMEE.
<br /> TO HAVE AND TO HOLD the above described premises, with the appurtenances, unto the said
<br /> grantees as JOII1f TENANTS, and not as tenants in common, and to their assigns, or to their
<br /> heirs and assigns of the survivor of them, forever, and they the grantors named herein for
<br /> themselves and their heirs, executors, and administrators, do covenant with the grantees
<br /> named herein and with their assigns and with the heirs and assigns of the survivor of them,
<br /> that they are lawfully seized of said premises; that they are free from incumbrance except
<br /> as stated herein, and that they the said grantors have good right and lawful authority to
