<br />You are hereby notified that Ismael Zarate and Maria Zarate, as husband and wife, as Trustors, did on or about Apri121, 2001,
<br />make, execute and deliver unto First American Title Insurance Company, Trustee, a Deed of Trust wherein said Trustors conveyed the
<br />following-described real property:
<br />Lot 1, Block 39, Russell Wheeler's Addition to the City of Grand Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Mountain West Financial, Inc., Beneficiary of said Deed of Trust
<br />which was recorded on May 1, 2001, in the office of the Register of Deeds of Ha11 County, Nebraska, as Instcvment No. 0200103974.
<br />Said Deed of Trust was modified by a Loan Modification Agreement which was recorded on May 19, 2006, in the office of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument No. 0200604435. Said Deed of Trust was further modified by a Loan Modification
<br />Agreement which was recorded on September 12, 2007, in the office of the Register of Deeds of Hall County, Nebraslca, as Instrument
<br />No. 0200707886. Said Deed of Trust was further modified by a Loan Modification Agreement which was recorded on July 21, 2009, in
<br />the office of the Register of Deeds of Hall County, Nebraslca, as Instrument No. 0200905982.
<br />On or about Apri127, 2001, Mounta.in West Financial, Inc., Beneficiary, assigned a11 of its right, title and beneficial interest in
<br />the Deed of Trust to Fleet National Bank. The Assignment was recorded May 1, 2001, in the office of the Register of Deeds of Ha1l
<br />County, Nebraska, as Instrument No. 0200103975.
<br />On or about May 16, 2002, Fleet National Bank, Beneficiary, assigned all of its right, title and beneficial interest in the Deed of
<br />Trust to Mountain West Financial, Inc. The Assignment was recorded May 22, 2002, in the office of the Register of Deeds of Hall
<br />County, Nebraska, as Instrument No. 0200205506. Conective Assignment re-recorded May 22, 2002, in the offce of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument No. 0200206427.
<br />On or about May 21, 2002, Mountain West Financial, Inc., Beneficiary, assigned a11 of its right, title and beneficial interest in
<br />the Deed of Trust to Homeside Lending, Inc. The Assignment was recorded May 22, 2002, in the office of the Register of Deeds of Hall
<br />County, Nebraska, as Inshvment No. 0200205507.
<br />On or about May 31, 2002, Homeside Lending, Inc., Beneficiary, assigned a11 of its right, title and beneficial interest in the Deed
<br />of Trust to MidFirst Bank. The Assignment was recorded December 9, 2002, in the office of the Register of Deeds of Hall County,
<br />Nebraslca, as Instrument No. 0200213628.
<br />Camille R Hawk, Attomey at I,aw, has been appointed Successor Trustee, pursuant to a Substitution of Trustee filed for record
<br />with the Register of Deeds of Ha11 County, Nebraska.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for which the Trust property was
<br />conveyed as secwity, to-wit, that the Trustors have failed to pay the Beneficiary payments that were contractually due.
<br />You are further notified that if the default breach is not cured within the redemption timeframe allowed for under the Nebraska
<br />Trust Deeds Act (Neb. Rev. Stat. §76-1001 to §76-1018), the Beneficiary has elected to and does declare the entire unpaid principal
<br />balance, together with interest thereon, at once due and payable, and the Trustee has elected to sell or cause to be sold the real property
<br />described in said Deed of Trust to satisfy said obligation.
