<br /> 21. HaZafdOUS Substahces. As used in tliis SecLion 2L (a) "I-laz,udous Sub�.tances" aae those
<br /> substances defined ae taxic or hazardou5 substances,poliutan[s,or wastcs by Environmental Law and
<br /> rhe following substances:gasaline,lcerosene,other flammable or tuxic peholcum products,toxic pesticidcs
<br /> and herbicides,volatile solvenrs,materials eontaining asbestos or formaldehyde,aud cadioactive materials;
<br /> (b) "Fnvironmcntal Law"means fedaal laws and laws of the jurisdiction where the Property is located
<br /> that relate fn health, safery or environme�ntal protection; (c) "�n�i:orunental Cleanup" includes any
<br /> response action,remedial action,or ren�oval action,as dehned 'ui E�rviromnental Law; and(d) an
<br /> "Environmental Gondition" meai�s a condition that can causq contributc tq or otherwisc trigger an
<br /> Enviromnental Cleamip.
<br /> Borrow�r shall not cause or permit the prescnce, usq disposal, storage, or rcica.ec of any Hazardous
<br /> Substances,or tlueaten w release any Hazardous Substances,on or in the Properry. Borrower shall not
<br /> do,nor allo�v anyone else to do,anythnig affecting rhe Properry(a)thnt is in violazion of any Euvironmental
<br /> Law, (b)which creat�s an F,nvironmental Condition,or(c)which,due to the presence,use,or release of
<br /> a Hazardous Substanee,crcatcs a conditiun that advcrsely af'fects the value of the Property.The preceding
<br /> two sentences sha71 uot apply to the presence,use,or storage oo thc Properry of small quantities of
<br /> Hazardous Substancee that are generally recoguized to be appropriate to normnl residential uses wd to
<br /> maintenance of the Property(ineluding, but not limited m,hazarcious substanc�s in consumer products).
<br /> Bon�ower shall promptly give Lender writtc;n notice of(aj any investigation,claim,damand,lawsuit or
<br /> other action by any gevemfazntxl or regulatory agency oe privatr.parry involving the Property and 1ny
<br /> Hazardous Stibstance or Environmenta! La•.v o�which Borrowe�l:as actual kn�wledge,(b) any
<br /> Enviroumentai CondiCien,uicluclino huC not limited to,au a spilling, Ica.king discharge,rcicase nr threa[
<br /> of release of'any Hazardons Substance, uid(c) any coi�dition causAd by tlie pxeseuce,use or release of
<br /> a Hazardous Substance which adversely affec[s the value uf the P�operty.If Borrower Izatns,oi is notified
<br /> by any governmental or ragulatory autho�iry,or s�sy private party, that any removal or olher remediation
<br /> of any Hazazdous Substance attecting the Property is necesslry,Borrower shall promptly take all necessary
<br /> remedial actions in accordance with Environmural Law. Nothing herein shall create sny obligation on
<br /> Lender for ui Enviromnental Cleamip.
<br /> Non-Uniform Covenants. Borrower nnd Lender further covenant and agree as follows:
<br /> 22. Acceleration; Remedies. Lendcr shall givc noticc to Borrower prior to aceeleration
<br /> following Borrower's breach of any covenant or agreement in this Seeurity Instrument (but
<br /> not priur to acceleration ander Section 1R unless Applicable L.aw provides otherwise). The
<br /> nutice shall specifj�: (a) the default; (b) the� actiun reqaired to cure the default; (c) a date, not
<br /> less than 30 days from the date tLe notice is given to Borrower, b}� which the default mus[
<br /> be cured; and (d) that failare to care the default on or before [he� date specified in the noHce
