<br /> tire� tubes, batteries and automobile accessories, and anp other incidental c�aercial activity; and t�a t

<br /> buildings, drivewa�s and other improvements as may be neccessary or desirable for'�he aforesaid purposes,
<br /> and in case Lessee, its assignee or sublessee, shall be unable to obtain fro�n municipal or other pnblic
<br /> authorities, anp permit or license necessary for the aperation of a �asoline servide stat� �.on npon said
<br /> pr's�ises, or in case any such permit or license, if obtained, be afterward revoked without fault of the
<br /> one so obtaining it, or if the use of said pranises for any of the purposes stated above be restrained or
<br /> enjoined by judicial process, then and in such event or a�r thereof Lessee shall have the right to cancel
<br /> this lease by giving lessor at least ten (10) days; notice of its intention so to do.
<br /> 12. Lessor agrees that it is the essence of this lease that Lessee shall have the privilege of using
<br /> said premises for the p�rpose of operating thereon a gasoline service stateion, and for the sale of tir+�s,
<br /> tnbes, batteries and aut wnobile accessories and anp oth�r incid�ntal commercial activitp, ard the
<br /> consr�uction of such buildings, driveways, and otherimpresvements as map be necessary or desirable for the
<br /> aforesaid purposes, and if such use shall be forebidden, interfered with, limited, or prevented by legis�at�on
<br /> or re�ulation of Federal, State, or local grn►ern�ent, or any agency thereof, by requests of any governmental
<br /> authority, by war conditions, or by a�► contengency beponcl the control of Lessee, its assignee or sublessee,
<br /> or if by reason of anp similar�striction, liiuitation, interference or prohibition, the Lessee, or its
<br /> assignee or sublessee, shall be u�able to obtain adequate supplies of petroleum products essential to the
<br /> profitable use of said premises for any of the purposes stated, or if becr�uae of arn► request or order of an� '
<br /> governmental auth ority, �the sale of gasoline at said pr,�mises is substantfally curtailed, then and in
<br /> such event or ariy thereof Lessee shallhave the right to cancel tbis lease bp givi.ng Lessor at least ten
<br /> (10) days� notice of its intention so to do.
<br /> 13. In the event the Lessee shall hold over beyond the expiration of the term herein provided� or atry
<br /> renewal or extension thereof, it is expresslp understoad and agreed that anp such �t,old-over tlt�nancy shall be
<br /> a month to month tenancy only, and either the Lessor or the Lessee naay terminate such tenancy at any time bq
<br /> �ivin� the other party thirtq (30) days written notice of its intention to do so.
<br /> 14. It is further understood and agreed that all notices given under this lease shall be deemed to be
<br /> property served i.f delivered in writing personallp, or sent by registered mail to the Lessor at the address
<br /> herein shaMm, or to the Lessee at its main office in Chi,cago, Illinois. Date of service of a notice served
<br /> by mail shall be the date on ahich such notice is deposited in a post office of the United States Post
<br /> Office Department.
