<br /> ARTICLES OF AGREEMENT, made this Sth day of April, in the year of our Lord One Thousand Nine Hundred and fifty-
<br /> two, between Barbara Fines partp cf the first part, and Dan B. Hannon party af the second part
<br /> WITNESSETH, that the said party of the first part hereby covenants and agrees that if the party of the
<br /> second part shall first make the payment and perform the covenants hereinafter mentioned on his part to
<br /> be made and performed,the said party of the first part agrees to furnish to second party a good and sufficient
<br /> abstract of title sh�ing a good �itle of record to the premises hereinafter described in the party of the
<br /> first pa.rt, and will convep and assure to the party of the second part,in fee simple, clear of all encumbrances
<br /> whatsoever, by good and sufficient Warranty Deed, the follawing lot, piece and parcel af gronnd, viz:
<br /> The Northwest �ua.rter of the Southwest Quarter (NW4 SW4) and the Southwest Quarter of the Northwest
<br /> Quarter (SW4 NW4) of Section 'I�entp-nine (29) in Township Ten (10) North, Range 'l�,relve (12) West of
<br /> the 6th P. M., Hall County, Nebra�+a.
<br /> And the said party of the second p art covenants and agrees to pay to said party of the first part, the sinn
<br /> of Eighteen Thousand DOLLARS, in the manner follawing; Four Thousand Dollars, cash in hand paid, the receipt
<br /> whereof is hereby acknawledged, and the balance of said purchase price is to be paid on or before June lst,
<br /> 1952, Possession of the premises subject to the lease for 1952 is to be given on final settlement. The lease
<br /> for 1952 is to be assigned to the purchaser and he is to have all the rent from the premises for the period
<br /> from March lst, 1952 :�to March lst, 1953. First partp is to pay the 1951 and all prior taxes and second party
<br /> is to pay the 1952 and all subsequent taxes.
<br /> It is made a �pecial part of this agreement that the purchaser herein is to be given a lease to the Southeast
<br /> Quarter (SE4) of Section Thirty (30), Township Ten (10) North, Range Twelve (12) West of the 6th P. M.,
<br /> Hall County, Nebraska, for a period of three years from March lst, 1953 (Rent period from March lst, 1953
<br /> to March 7_st, 1956) at a rental of Two-fifths of all creps raised on said land delivered to market without
<br /> charge to:"first party and one-half of the hay in the stack. Lessee shall pay all expense of every kind and
<br /> . nature for irrigating said land and agrees to irrigate at proper times to raisebest possible crops
<br /> Kith intcrest at the rate of - - per cent per annum, paqable - - - - annually on the whole sum rentaining fron
<br /> time to time unpaid, and to �+ag all ta.xes, assessments or impositions that map be legally levied or imposed
<br /> upon said land, subsequent to the pear 1951 and keep the buildings insured f or $ - - - - -. If there is
<br /> a mortgage on said property pay interest and taxes there�rc �: up to - � - - - - -. It is mutually agreed that
<br /> time is an essential element in this contract. And iE is further agreed that in case of anp papment, either
<br /> of principal or interESt, remaining unpaid for a space of three days after the same shall became due, and
<br /> in case of failure pf the said partq of the second part to make either of the payments or to perform any of
<br /> the covenarrtts on his part hereby made and entered`into, this contract shall at the option of the party of the
<br /> first part, be forfeited :�and determined and the party of the second part shall f orfeit all payments by him
<br /> on this contract, and snch payments shall be retained by the said partp of the first part in full satisfaction ,
<br /> of all the damages by her sustained and she shall have the right to re-enter and take possession of said
<br /> premises aforesaid
<br /> First partp l�ereby agrees to pap to F. E. Hollingsworth, Agent, the regular commissinn for selling
<br /> real estate for selling above described premises.
<br /> It is mutually a�reed that all the covenants and agreements herein contained shall extend t o and be
<br /> obli�atory upon the heirs, executors, administrators and assigns of the respective parties.
<br /> IN WITNESS WHEREOF, the parties of these presents have hereunt o set their hands and seals the day and
