<br /> 12. Lessor agrees that it is the essence of this lease that Lessee shall have the privilege of using said
<br /> premises f er the purpose of opPrating thereon a gasoline service station, and for the sale of tires, tubes,
<br /> ba.tteries and a�itomobile accessories and any other incidental c4rrnnerical activity, and the construction of
<br /> such lauildzngs, driveways, and other improvements as may be necessary or desirable for the aforesaid purposes,
<br /> and if such use shall be forbidden, interfered with, limited, or prevented by legis�.a.tion or regulation of `
<br /> Federal, State, or l.ocal government, or any agency thereof, by requests of any gevernmental authority, by war
<br /> conditions, or by any contin.gency beyond the control of Lessee, its assignee or sublessee, or if by reason
<br /> of any simzl�i� ���;�-���:.c t:�.;,;,, 1 imitation, interference or prohibition, the Lessee, or its assignee or sublesse�,
<br /> shall be una8le to obtain adequate supplies of petroleum products essential to the profitable use of said

<br /> the sale of gasoline at said premises is substantially curtailed, t en and in such event or any thereof Lessee
<br /> shall have the right to cancel this lease by giving Lessor at least ten (10) dayst notice of its intention

<br /> renewal or extension thereof, it is expressly understood and agreed that any such ho�d-over tenancy shall be
<br /> a month to month tenancy or�y, and either the Lessor or the Lessee may terminate such tenancy at any time
<br /> by giving the other party *hirty (30) days written notice of its intention to do so.
