Arrasmith of 2020 West <br /> Charles Street, Grand Island, Nebraska hereinafter called �fLessor«, (Whether one or more persons) and <br /> SOCONY.-VACtiU:�i OIL COMPAIVY, Incorporated, a New York corporation, having offices at 925 Grand Avenue, <br /> Kansas City, Missouri, as lessee, hereinafter called ►�Socony.�t <br /> WITA'F,SSETH THAT: <br /> 1. Lessor hereby leases to Socony for a term of 'fen (10) years, beginning on the ---- day of ---- <br />' '19--, and ending on the ----- day of --------, 19----, the parcel of land situated at -------, in Grand <br /> Island, County of Hall; State of I�Tebraska, more particularly descri.bed as follaws, to wit : � <br /> East one-half Lot Seven (7) and all o#' Lot Eight (8) in Block Sixty-Two (62) Original Town, no�r �ity <br /> of Grand Island, Nebraska. <br /> Said improvements to be constructed as per plans and specifications furnished by Socony-Vacuum Oil <br /> Company, Incorporated; Cost to be $18,750.00 as per Contractor�s official bid. <br /> together with all appurtenances thereto, and all improvements and equipment thereon, as evidenced by F.XHIBIT <br /> ,rArr� attached hereto and made a part hereof, all of which are hereinafter referred to as '�Premises," but <br /> excluding any equipment or other property belonging to Socony. In case of variance between the above ' <br /> description and the premises actually used under this lease, said premises so actually used shall be deemed <br /> eto be included herein. � <br /> �la. Lessor agrees to remove existing dwelling as soon as reasonably possib�e. � <br /> 2. Socony shall pay rent for the leased premises at the rate ofThree Hundred Sixty—'I�o £� 50�100 Dollars � <br /> ($362.50) per month, in cash or by check to the order of Dr. W. 1. Socony ma,y erect and install in and upon said premises such buildings, equipment, appliances, f ixtures c.� <br /> and advertising as it may desire, and ma.y paint said premises in colors of its sel:ection; and all such buildings, �W <br /> equipment, appliances, fixtures, and advertising shall be and remai.n the property of Socony, and m�.y be � <br /> removed therefrozn by Socony at any time during the tenure of this lease or any extension hereof, and within � <br /> thirty days after its termination, and Socony may enter said premi.ses for the purpose of such removal. <br /> , <br /> 5. Socony agrees that, a t the termination of th is le ase, it will return to Lessor the premises hereby <br /> leased in as good condition as when received, ordin�ry wear and tear and damage occurring through no fault �� <br /> of Socony excepted. <br /> � 8. .Zt is mutually agreed that in the event the Zeased premises shall be destroyed or rendered unfit for <br /> �occupany By fire, storm or other casualty beyond Soconyts control, the rents hereunder shall abate until such <br /> �time as said leased premises shall have been restored to a satisfactory condition for occupancy, at Lessor�s <br /> '+cost and expense, which restoration Lessor agrees to perform forthwith after such casualty. If Lessor fails <br /> �to make such restoration within a reasonable time after such casualty, Socony shall have the right, at its <br /> electian, �o either (a) make the necessary repairs and/or restoration and withold rents hereunder until <br /> Socony shall have been repaid for the cost thereof, plus interest at the rate of six per cent per annum, or <br /> a(b) declare this lease terminated without further liability to Socong. Socony sha11 have the right to with— <br /> hold any rents hereunder to the amount of any indebtedness which Lessor m,ight owe to Socony, and apply such <br /> �ithheld rents to the payment of such indebtedness. <br /> 9. <br /> , 10. In the event the use of said leased premises as a gasoline filling and automobile service stat•ion be <br /> �rohibited by any lawful authority, or if any part thereof shall be taken by legal condemnation, this lease <br /> May, at the election of Socony, be terminated and the liability of Socony hereunder shall thereafter be at <br /> �,n end, <br /> 11.
