<br /> �l, in Township 11, North of Range 9, West of the 6th P. M., in Hall County, Nebraska, described as follvws: ',

<br /> Commencing at the center of the intersection of Adams Street and Phoenix Avenue (as shown in the
<br /> original plat of South Park Addition to the City of Grand Island, Nebraska, vacated on March 9, 1892),
<br /> running thence straight sou�h 677 feet, along the ceater line of a public road (which is a continuation
<br /> of Adams Street, and is called and generally kriown as Adams Street); thence running west at right angles
<br /> 660 feet; thence running north at right angles a distance of 294 feet, to a point lying upon the
<br /> center line of said Phoeni.x Avenue; thence �running in a north�easterly direction along the� center line
<br /> of Phoenix Avenue, a distance of 767 feet to the place of beginning, containing approximately 7.35
<br /> acres, more or less, subject to public roads, and subject further to the C. B. EaQ. Railroad Right of
<br /> - Way upon said premises, according to the recorded plat thereof.
<br /> Affiant further says that Adams Street ends where 'it intersects Phoenix Avenue, in the City of Crand
<br /> �Island, Nebraska; that said Adams Street on March 22, ]_940, and for more than .30 years last past did not
<br /> extend in a straight line beyond Phoenisc Avenue; that there is now and for more than 30 years last past
<br /> there has been a public highway extending from the end of Adams Street south to the south line of said
<br /> 6ection 21, which is a continuation of and is called and generallv known as Adams Street; that all of the
<br /> `tract of land sold by the said John ki. Windolph and Helen Windolpl�, his wife, to the said John Niedfelt and
<br /> H. L. Camp, lies west of the center line of said public highway; that on March 22, 1940 he prepared a warranty
<br /> deed for said tract of land, which the said John� H. Windolph and Helen Windolph, his wife, signed and acknowl-
<br /> edged before him, as a notary public, which is'recorded in Book ?8, page 362, of the deed records of Hall
<br /> County, Nebraska; that in said deed he referred to said public highway as Adams" Street, by which name it is
<br /> called and generally known; that the said John Niedfelt and H. L. Camp went into possession of said tract of
<br /> 1and, as described above, and built a fence along the south side of it, from the west line of said public
<br /> highway west at right angles f or a distance of 660"�feet; that they did business under the name of the Platte
<br /> Valley Construction Company, opened an office on said tract of land west of the center line of said public
<br /> highway, installed a telephone and listed their address in the telephone directories as t�South Adams
<br /> Streetff; that the address of all telephone subscribers, living on said public highway for more than 25 years
<br /> last past, has been listed in the telephone 3irectories as "South Adams Streettt; that they did not take
<br /> �ossession of any land under said deed lying east ef the center line of said public highway.
