<br /> Together with the right to the Government and to the public to land and operate aircraft thereon;
<br /> And a right-of-way for ingress and egress to and from the premises; a right-of�ap o� rights-of way for
<br /> establishing and maintaining a pole line or pole lines for extending electric power, telephone, and
<br /> telephone typewriter facilities to the premises; and rights-of way for subsurface pawer, congnunication and
<br /> water lines to the premises; all rights-of-way to be over the said lands and adjoining lands of the lessor
<br /> and, unless hereinbefore described by metes and bounds, to be by the most convenient routes;
<br /> And the right to establish and maintain beacon lights and other lighting equipment, radio, and
<br /> other facilities for conanunication and signaling purposes, and other facilitzes and equipment for the
<br /> guidance and operation of aircraft;
<br /> And the right of grading, conditioning, installing drainage facilities, and seeding the soil of the
<br /> premises, and the removal of all obstructions from the premises which: may constitute a hindrance or
<br /> hazard to the operation of aircraft or tu the establishment and maintenance of air navigation facilities;
<br /> 3. TO HAV� Ar'D TO HOLD the said premises with their appurtenances f or the term beginning June 1,
<br /> 1951, and ending with June 30, 1951
<br /> 4. The Government shall not assign this lease in any event, and shall not sublet the demised premises
<br /> except to a desirable zenant and for a sirailar purpose.
<br /> 5. This Iease may, at the option of the Government, be renewed fram year to year at a rental of One
<br /> and 00/100 Dollar ($1.00) for the period June 1, 1951, through June 3Q, 1951, and otherwise upon the terms
<br /> an3 conditions herein specified, provided notice be given in writing to the lessor at least thirty (30)
<br />' days before this lease or any renewal thereof would otherwise �xpire: Provided that no renewal thereof
<br /> shall extend the period o.f occupancy of the premises beyond the 30th day of June, 1961, except that no
<br /> renewal notice shall be gi�en for the fiscal year beginning July 1, 1951.
<br /> 6. The lessor shall farnish to the Government, during the occupancy of said premises, under the
<br /> iterms of this lease, as part of the rental considerati on, the followin�:
<br /> 1, The right to repla.ce with wood board fence existing metallic fences within a radius of 600 feet
<br /> of the transmitter building to be erected on the leased premises.
<br /> I 2. The ri.ght to grade, drain, install structures and surfacing rrtaterial on the access right of way
<br /> and to maintain said access right of way.
<br /> 3. The right to grade the area within 300 feet of the center of the transmitter building to be
<br /> erected on the leased Fremises.
<br /> 4. The ri.ght to obtai.n borrow material f or proper grading of the area around the transmitter building
<br /> at poi.nts mutually agreeable to the city and to the Government and to transport such borrow material
<br /> to the area aroun d the transmitter building.
<br /> 5. The ri.ght to install and maintain detector poles with radio equipment thereon within 250 feet of
<br /> the center of the transmitter buildir.g and to install and maintain underground cables thereto.
<br /> 6. The righr. to install and maintain underground power and control cables from the transmitter
<br /> building on the leased premises to a city termi.nal pole located approximately S38Q W 2�00 feet from
<br /> the transmz.tter building.
<br /> 7. The right to cut or top such trees as necessary for the proper operation of the radio range facility
<br /> on city prpperty within 1500 feet of the transmitter building.
<br /> 8. The Cit�- of Grand Island. agrees t�ot to erect or allaw to be erected on its propertp any structure
<br /> o��er 1Q feet high within 1500 feet of the transmitter building.

<br /> 7. The lessor shall not, du�ing the term of this lease erect anp structures on the premises, nor
<br /> use nor allaw th� use of the said premises in any manner withaut the written consent of the Department of
<br /> Commerce, CiviZ Aeronautics Admini.stration.
<br /> 8. The C,overnment shall have the right, during the eYistence of this lease, to ma.ke alterations,
<br /> attach fi�ctures, and erect additions, structures or signs, in or upon the premises hereby leased, which
<br /> f�ctures, additions, or structures so placed in or upon or attached to the said premises shall be and
<br />' remain the property of the Government and may be removed therefrom by the Government upon the te�min.ation
<br /> af this lease or within 90 days thereafter.

<br /> 9. The Government shall pay the lessor, for the premises, rent at the fol�owing rate:
<br /> I One and OOj100 Dollar ($1.00) per annum.

<br /> Pay-ment shall be ma,de at t�ie end of each L. S. Government fiscal year. This lease is subject to the
<br /> provisions of the TTRenegotiation : Act of 1951.tf
<br /> 10. :�'o :�4ember of or Delegat� to ('ongress or Resident Commissioner shall be admitted to any share or
<br /> part of ttzis lease or to any benefit to arise therefrom. Nothing, hoc�ever, herein contained shall be
<br /> construed to extei�3 to any incorporated company, if the lease be for the general benefit of such corporation
<br /> or company.
<br /> 11. The Cc�ntra.cto� shall not discriminate against any employee or applicant for employment because of
<br />� race, creed, col�r, or natzonal origin. The contrac�or shall include a similar provision in any subcontract
<br /> he may enter inCo in connectien with the per.formance of this cor.tract. (Executive Order 9346, dated May
<br /> 27, 1943)
