<br />� AGREEMENT, dated the lst day of June, 1951, by and between C. S. Mitchell, d.b.a. Mitch+s Service
<br /> Station ��Lessor,tt whose post-offiCe address is Alda, Nebraska and CONTINENTAL OIL COMPANY, a Delaware
<br /> corporation, hereinafter called t"Lessee,n having a place of business at Lincoln, Nebraska
<br /> (1) Premises Leased. Lessor hereby leases unto Lessee a tract of land with the improvements th�reon,
<br /> (except any improvements owned by Lessee) in the City of Alda, County of Hall, State of Nebraska, described
<br /> as follaws:
<br /> That part of the following described ground occnpied by the service stat�on building or buildings
<br /> hereinafter described, and driveways (so far as the use of such driveways is neeessary for the
<br /> aperation of service stat��n:j and that part of the said ground necessary for the proper operation
<br /> of a service station, to�it:
<br /> Lot 5, Block 21, Village of Alda, Nebraska
<br /> To�ether with all fi�ctures and equipment thereon, (except any of the same belonging to Lessee) and all appur-
<br /> tenances thereto and all right, title and interest of Lessor in and to any and all roads, streets and �cays
<br /> bounding the said premises.
<br /> (2) Term� TO HAVE AND TO HOLD for the term of Five (5) years from 12 o�clock noon on the 28 day of
<br /> Map, 1951, to 12 ofclock noon of the 28 day of Ma.y, 1956. If this lease is for �ore than one year it shall
<br /> be subject to termination by Lessee at the end of the first year or any subsequent year pr�or to end of
<br /> term upon thirty (30) days� written notice from Lessee to Lessor. Lessec shall have the option to renew
<br /> this lease under the same terms and conditions for additional periods of one pear, not exceeding 5 qears in
<br /> the aggregate, provided Lessee exercises said option by giving Lessor written not�ce of such intent at
<br /> least 30 days prior to the termination of this lease.
<br /> (3) Rental. Lessee agrees to pay the follcywing rent for said premises:
<br /> 3/4 cent per gallon on all gasoline delivered �nto tanks located on the above described prenises
<br /> The rental provided herein shall be paid on or before the 15th day of the month next following the
<br /> month in which the sale is made.
<br /> (4) Maintenance. (a) Lessor agrees to maintain said premises and improvements (except anq improve-
<br /> ments owned by Lessee) in good repair during the term of this lease (except as herea�ter in subCrsection
<br /> n(b)tf of this claase provided), and to rebuild within sixty (60) day�,�: anq structures and equipment on said
