<br /> We, Helen Connell and Warren W. Connell, husband and wife; Henrietta Baer, a widow; and, George W.
<br /> Bartenbach and Dorothy 13artenbach, husband and wife, all of Grand Islanc�, Nebraska, and each af us, do
<br /> hereby appoint Warren W. Connell of Grand Island, in Hall County, in the state of Nebraska, our agent and
<br /> attorney for us and each of us, as our interest may appear;
<br /> l. To manage and staperintend and supervise the follawing described real property, farms and t�uildings,
<br /> belonging to such Henrietta Baer, Helen Connell, and George Iiartenbach, to wit; The Hedde �uilding at
<br /> Locust and Third; the �3artenbach I3uilding on east side of Locust Street between Second and Third Streets;
<br /> the Hargis I3uilding 210-212 North Locust; the Bachelor i3uilding, 112-116 West Second; Wallicks I3uilding,
<br /> 217-219 West Second; the Sass l�uilding, 113 West Second; the Poster f3uilding, 651 South Locust Street, in
<br /> Grand Tsland, in Hall County, Nebraska, and all farm lands in the State of Nebraska and in the State of
<br /> Oklahoma;
<br /> 2. To negotiate, make, execute, sign, seal, acknowledge, and deli.ver a lease or leases of any, all,
<br /> or parts of such real property, farms, and buildin.gs, together wir.h such covenants, conditions and provisions
<br /> as to suc,h ar,torney and agent shall seem best and to rent so much of such real property, farms, or buildings
<br /> from month to month and on oral lease as to such agent and attorney shall seem best;
<br /> 3. To demand, receive and collect ancl in our names receipt for all the rent and rents from such real
<br /> property, farms, and buildings, accruing under such lease or leases;
<br /> 4. To use all lawful remedies, actions, and other necessary or proper proceedings for the recovery
<br /> of such rent or rentals and when in his judgment necessary the recovery of such real property and buildings
<br /> or any part or portion thereof and to conduct such proceedings in our rames;
<br /> 5. To transact all banking business under this power at the First National Bank of Grand Island, in
<br /> the city of Crand Island, Nebraska, in the name of W. W. Connell, Agent; to endorse checks, drafts, bills
<br /> oi' exchange for deposit or collection; to waive demand, notice and notice of protest of any such instruments,
<br /> to sign and deliver checks, drafts or other orders for payment of money upon such bank and such account in-
<br /> cluding checks drawn to or for the account of such attorney and agent and to draw money thereon; to settle
<br /> and adjust such account with such bank from time to time;
<br /> 6. To appoint and employ such janitors, charwomen, persons and assistants as may be necessary in and
<br /> for the operation and care of such real property, farms and buildings, and the premises thereof, at such wage,
<br /> salary, wages, or sals�ries as he shall in his discretion determine;
<br /> 7. To maintain, repair, improve and otherwise care for such real property, farms and buildings, and
<br /> to contract for any such repairs or improvements;
<br /> 8. To insure such buildings, premises and other real property used in connection therewith from loss
<br /> by fire, hail, windstorm, etc., and procure such public li_ability, casualty, workmenfs compensation, and
<br /> other forms and kinds of insurance as may be necessary and advisable to comply with the laws of h'ebraska
<br /> or the United States and to reasonahl�: indemnify us from loss through injury to other persons, or the
<br /> property of other persons, by such agent, servants, tenants, buildings, apparatus, or for reason of the con-
<br /> dition thereof;
<br /> 9. To do all things requisite and necessary in and for the operation of such buildings and real property
<br /> as fully as we might or could do if personally present. .
<br /> We, each severally hereby ratify and confirm all that Warren W. Connell, as such agent,and attorney
<br /> shall lawfizlly do or cause to be done by these presents.
<br /> We hereby ratify and conf irm all that such Warren W. Connell acting as agent sha11 heretofore have
<br /> done subsequent to the death of Elfrieda I3artenbach in the ma.nagement and supervision of the real property,
<br /> farms and buildings hereinbefore described.
