Buyer a�rees to keep the buildings insured for a sum of not less than the unpaid balance on this p�rcfiase, for fire, windstorm, hail, during the life of this contract, said insurance policy to have a clause loss payable to the party of the first part and said insurance papers are�:to be held by party of th� first part. Buyer agrees to maintain the property in as good condition as it now is, and in the event there is any loss by fire, tornado or hail to pay any sums due under the policy up to the amount due �he first party, over to the first party. It is agreed by and between the parties hereto that if the buyer fails, refuses or neglects to pay said purchase price, interest and taxes thereon for a period of sixty days, or fails or neglects to pay city specials or assessments before the same become delinquent, or fails to keep the buildings and said premises insured a5 above provided, or fails to keep and perform any of the other terms and conditions of this agreement on his part to be kept and performed as herein provided for, then the seller at their option may at or�ce and without notice declare the whole amount of the purchase price remaining unpaid, at once due and collectible. The party of the first part agrees to pay f or bringing this abstract up to date at the time this contract is made. �t is mutually agreed that time is the essence of this contract and it is further agreed that in the event that either of the parties hereto shall fail to perform the stipulations of this contract or any part of the same, the failing party shall pay the other party of this contract the sum of fifty (50) dollars.
