<br /> KNOW ALL MEN BY THESE PRE5ENTS:
<br /> That I, H. G. Wellensiek, Grand Island, Nebraska, executor under the
<br /> last will and testament of Laura Paulina Woodruff, deceased, pursuant to the
<br /> power conferred upon me as such executor by said will to sell the real estate of
<br /> which she, the said Laura Paulina Woodruff, was seized and possessed at the
<br /> time of her death, with the consent of the County Court of Hall County, Nebraska,
<br /> which consent has been secured by written order of Charles Bossert, County
<br /> Judge, dated July 17, 1961, in consideration of the sum of $11, 500. 00 to me in
<br /> hand paid, the receipt of which is hereby acknowledged, do hereby grant, bargain,
<br /> sell and convey unto Mary Catherine Schneider and Peter P. Schneider, her husband,
<br /> of 9731 South Green Street, Chicago 43, Illinois, as joint tenants, and not as tenants
<br /> in common, with right of survivorship, Lot 83 in West Lawn, an Addition to the City
<br /> of Grand Island, Hall County, Nebraska, together with all the tenements, heredita-
<br /> ments and appurtenances thereunto belonging, or in any wise appertaining.
<br /> IT BEING THE INTENTION OF ALL PARTIES HERETO, THAT IN THE
<br /> EVENT OF THE DEATH OF EITHER OF SAID GRANTEES, THE ENTIRE FEE
<br /> SIMPLE TITLE TO THE REAL ESTATE DESCRIBED HEREIN SHALL VEST IN
<br /> THE SURVIVING GRANTEE,
<br /> TO HAVE AND TO HOLD the above described premises, with the appur-
<br /> tenances, unto the said grantees as joint tenants, and not as tenants in common,
<br /> and to their assigns or to the heirs and assigns of the survivor of them, forever,
<br /> and I do hereby, in my capacity as such executor and pursuant to the power con-
<br /> ferred upon me by said will, covenant with the grantees named herein and with
<br /> their assigns and with the heirs and assigns of the survivor of them that I am, by
<br /> virtue of the power aforesaid, lawfully seized of said premises as such executor;
<br /> that said premises are free from all encumbrances� and that I, in my capacity as
<br /> such executor, have lawful authority to sell the same, and I do hereby, in my
<br /> official capacity as such executor of said will, covenant and agree to warrant and
<br /> defend said premises unto the grantees named herein and unto their assigns and
<br /> unto the heirs and assigns of the survivor of them, forever, against the lawful
<br /> claims of all persons whomsoever.
<br /> IN WITNESS WHEREOF, I have hereunto subscribed my name this
