<br /> That Floyd Leiser an d Jeanetta Leiser, each in his and her own right and as apouse of
<br /> the other, in consideration of One Dollar (�1.00) a.nd other consideration, do hereby bargain
<br /> and sell unto Raymond Thomas and Muriel Thomas, as ,�oint tenants, with right of survivorship,
<br /> and not as tenan�a in common, the following described real estatet
<br /> Lot Five (5) in ble�ck eight (�) in Joehnck�s Addition to the city oP Grand Igland,
<br /> in xaii County, � Nebraska,
<br /> together with all tenements, hered�.tamen�Cs and appurtenances to th� same belonging, and
<br /> all the esta�e, title, dower, right of homestead, claim or demand whatsoever oP the said
<br /> grantors, of, in or to the same, or any part thereof, sub�ect to �Ghe lg�+g and subsequent
<br /> � real property taxes and aas�ssments and any liens or lncumbrances thereon, by the grantees.
<br /> The urchasers, and each of them, agree to pay therefor the sum 01' F�46 Thouaand
<br /> Dollars (�5000.00) , wi�h six per' cent. interest from the lst d.a,y of May, 1950, in mon'�hly
<br /> installments of not less than sixty dollars (�60.0�) per month, commencing on the lst d.a.y
<br /> o� May, 1950, andsubsequent installments shall be due and payable on the lst da,y of each
<br /> succeeding month until the purchase price, interest, �axes, and o�her expenses, have been
<br /> paid in fu11.
<br /> The interest sha11 be cornputed month to month upon the unpai d balance.
<br /> The monthly payments sh�.11 be applied first upon the in�erest, then the �axes and
<br /> assessments for the year 1g�+9 and subsequent years, then the insurance upon the buildings
<br /> and premises, against loss or damage by fire and windstorm and any other losaes or damages,
<br /> to be carried in cvmpanies and in amounts satisfactory to vendors, �Ghen the expenses of
<br /> vendors, abstract eos�s, revenue stamps, attorneys � fees and any and all the expenses -2-
<br /> ineurred by vendors ln purehasing said premises.
<br /> Upon completion of the payment5 the vendora agree 'Go deliv�r the abstract of title
<br /> received by them, together with a deed cvn�reying all of their right, title, and interest
<br /> in the premises to the purchasers.
<br /> Payments to be made to vendors at such placeg as tY�ey may from time to time designate.
<br /> That possession of said premises is to be given to purchasers as soon as present
<br /> tenants vacate.
<br /> The purchasers agree to keep said premises in good repair.
<br /> IP the purchaser� fail, neglect, or refuse to perYorm the covenants herein provided,
<br /> �he vendors, or the survivor of th em, may d�clar d the unpaid price due and payable and
<br /> proeeed in equity for th� foreclosure of this contraet for the recovery of the balance of
<br /> such purchas� price, intereat and past due installmenta and any taxes, assessments, insurance
<br /> premiums, advanced, and any other� expenses incurred by vendors with interest at the rate of
<br /> eight per cent. per annum and costs of such action, together with attorneys ' fees and eosts
<br /> and expenses of foreclosure, and may further resart to any oth�r remedy at law or in equity
<br /> available to them as vendors or surviving vendor hereunder.
<br /> It is further agre�d that all covenants and agreements herein contained shall extend
<br /> �o and be obligatory upon the heirs, executors, administrators, suceessors and assigns oP
<br /> the respective parties, or the survivor of a.ny of them.
