<br /> in B1ock No. 21, in Wood R3.ver, Hal3 County, Nebraska, to be used exclus3v'e1y for the
<br /> f ollowin� purposes: As and for a post off ice, in Wood River, HaI1 County, Nebraska.

<br />' 6. The Les�or sha�l furnish to the Government, during tne occupa r�cy of said
<br /> premises, und�r the terms of this 1ea.se, as part of tne rental considerat3.on, the fo�.low-
<br /> ir�g; The Lessor shall pay al]. �axes aizc:i water rates, and shall have this lease duly
<br /> reeorded, and shall properly protect all windows and doors in the workroom by 3.ron bars,
<br /> good locks and �teel sash, accordin� to requirements. The LesSOr shall furr�.sh lighting
<br /> - �'ixtures, plurnbing and toilet faci�.ities, ar�d gas, water and electric meters, al1 as now
<br /> installed in the demised premises; and satisfactory water; and hea�ing f ixtures of suffi-
<br /> cient siz� ana capacity to h�at the premises to 70 degrees Fahrenhe�.� under any wea'�her
<br /> conditions. The Lessor sh�.11 keep aIl items furnished under this paragraph in good repair
<br /> �,nd proper condition to t:ze satisfaction of th� Government, excep� in ease of dama�e
<br /> ar3.sin� i rom the a c'� or tn,e negli�ence of �Glie Govern rnen'�� s agents or employees.
<br /> 7. The Lessor sha11, unless herein specified to �}is con�rary, maintain �.he said
<br /> premises in good repair and tenantable condition during trie c�:�zn�i.nuance of this lease,
<br /> except in case of damage arising f rom the act or the negli�ence of the aovernm�nt� s agents
<br /> or employees. For the purpose of so rr�,intaining the �5remises, the Lessor reserves the
<br /> right a'� reasonable times to enter and inspect the premises and to ma.ke any nec�ssa,ry
<br />' repa3.rs to the building.
<br /> 8. The Government shall have the righ�G, auring the existence of this lease, to
<br /> �,ke alterations, at�ach fixture�, and erect addi'�ions, s'�ructures, or signs, in or upon
<br /> the prem3.ses hereb � leased ( rovided such alterations additions structure� or si nsry

<br /> sna�.1 no� be detrimental to or �.nconsistent with the rights �rant�d to o�her tenants
<br /> on the property or in the build3.ng in which said premises are located) ; which fix�ures,
<br /> addi�ions, or structures so placed in or upon. or attaehed to the said premises shall be
<br /> and rema3.n the property of the Government and may be removed .therefrom by the Governrr�nt
<br /> pr ior �o �he . termination of this lease, and the Governmen�, if required by the L�ssor,
<br /> shall, bef ore the expiration of this lease or renewal thereof, restore the prem3.ses to
<br /> the �ame condition as that existing at the time of entering upon tne same under this
<br /> 1.ease, reasonable and ordinary we,ar and �ear and damages by the elements or by e3.reum-
<br /> stances over ti,rnich ti�e Government has no contral, excepted; Provided, howev�r, '�hat if
<br /> the Lessor requires such restoration, the Lessor shall give wr3.tten no�ice �hereof to
<br /> th� Government ninety days before the termination of the lease.
<br /> 9. The Government shalZ pay the Lessor for the premiges r�nt at the f ollow�ng ra�e :•
<br />: Seven hundred and twenty dollars (�72fl) per annum.
<br /> Payment sha11 'r�e m�.d� at tY� end of ea�h month. -
<br /> 10. �rdh�nev�r �any bu3.lding or _p�.rt of a building under leas� becomes unfit for use
<br /> as a post office, no rent sha11 be paiduntil the same shall be put in a satisfactory
<br /> c��ndition by the owner thereof for occupation as a post office, or th� lea�e rr�,y Ue
<br /> canceled, at the option of the Po�t �.ster General.
<br /> (a) This 1.ease may be terminated upon ninety days� notice in writing to the
<br /> Lessor wher�ever the Post Off ice Department sha13 decide to move the office in�o
<br /> a Government-owned building ti;rhich shall have k�een ?�rovided for it.
<br /> (b) T'riis lease may be '�erminated upon ninety c3�,ys� no�ice in writing to the
<br /> Lessor whenever, �.n the �udgmen't of �he Departnent, the growth of the service at
<br /> tnat office renders additional room n�cessary and the Lessor is unabl� or unwilling
<br /> to furnish suitable and sufficient addi�ional. spac� at an additional ren�al s�tis-
<br /> f actory to the Depar�ment.
