<br /> WITNESSETH, that the said party of the first part, has this day bargained and sold to

<br /> been paid in hand, the rece�pt whereof is hereby acknowled ed. The remaining principal
<br /> wi�h accrued interest at the rate oP five �nd one-half (5��) per eent per annum, interest
<br /> tv be computed every six months shall be paid �o the party of the first part at the oPfiee
<br /> of Flower-�rans Company, (�ra.nd Island, Nebraska, the times and in the manner following,

<br /> Total price �7,000.00, eash paid down �1500.00, balance of �5500.00 to be carried
<br /> � on a contract pa�able �55.�0 a month, which is to apply on the interest and the
<br /> principal, �.nterest to be computed every six months. Futture taxes to be paid by
<br /> purchaser and rece3.pt delivered to Flower-E`vans Cornpany, Agents in May and September
<br /> of each year. Se11er pays all taxes, assessments and mortgages iP an9 against
<br /> property and all taxes for 194g and prior years to be paid by seller. Property
<br /> is be3.ng sold as is. Purchaser agrees to carry suffic3.ent insurance to protect
<br /> the balance carried by the seller. Purchaser has the option of paying off any �
<br /> amount or the entire balance at any time. Se11er agrees �o furnish the pur-
<br /> chaser a �ood �,bstra.ct of title and a warranty deed to be placed in escrow with
<br /> Flower-Evans Company, A�ents. Warrant9 de�d to be delivered to purchaser at anq
<br /> time the contraet is paid in full. Possession date February 1, �950. Interest
<br /> to commence from possession date. Firat payment due thirty days after possession.
<br /> Now, iP the said parties of the second part shall pay the sum as above set Porth, time
<br /> being the e�senee of this contract, and shall pay all taxea and assessments whether mort-
<br /> gage note, special or general, whieh may become due on said real estate for the year 1950,
<br /> and thereafter until the above paym�nts are all made, then said party of the first part
<br /> shall at his own cost, execut� and deliver �o the said parties of the second part, or their
<br /> assigns upon surrender of this eontract, a warranty deed to �he above described premises.
<br /> AND IT IS FURTHER. AaREED that in case any payment, either or prineipal or lnterest,
<br /> remaining unpaid for a space of thirty days after the same shall become due, or a failure
<br /> to pay any taxes or assessments, at the time the same become due, then in �hat ease, the
<br /> whole amount unpaid on this contract shall become due and payable without fur�her notice;
<br /> and such delinquency in payment, or the failure in other respects by the parties oP the
<br /> second part to perform the stipulations of this contract, or any part of them, shall entitle
<br /> the party of the first part �v immediate posseseion of' the premises described herein, and
<br /> the parties of the second part Bhall forfeit all paymente made under thia contract.
<br /> This eontract shall be in duplicate, one copy of which ah�.11 rema,in with each party
<br /> to th3.s contract. When any payment is made on �his con�ract, the person paying the same
<br /> take a duplicate receipt there�or from the parties hereto or their assigns.
