<br /> WITI�ESSETH, That the said parties of the Y�.rst part has this day leased un'�o the party
<br /> of the �econd part the following described premises, '�o witt
<br /> All o�' the second floor, 3.ncluding the use of the rest room, �±�cept3.ng the of�'ice
<br /> raoms in the east port3.on thereo�, of the br�ick building situated on lot s3x (6) ,
<br /> in block ten (10) , in the Original Town of Cairo, in Hall County, Nebraska
<br /> Together with all the buildings and improvements on the same for �he te�m of ten years
<br /> from t e 1st day of February 1954 to the lst day o�' February 1960, for the sum oP Twent�

<br /> parties of the first part to re-enter the gaid premises, an�, the party of the second part

<br /> The party of the second part agrees to use the premises as a lodge hall for itself and it �s

<br /> The parties of the f3rst part hersby agree 'that �he remainder of the said premises shall
<br /> not be leased or used for any purpose con�rary to or ir� confliet with Masonic law Qr codes
<br /> relat�ng to rules �'car Masonic lodge halls and temples as def3.ned by �he Grand Lodge A. F.
<br /> ' and A. M. of Nebraska.
<br /> The party of the seeond part shall have the right �a renew this lease for a like term
<br /> under the same terms and conditions at it�s expiration, ahould fihe� �o elect a� i��s

<br /> The Party oP the �'irst part agrees to �'urnish and ma,intain hea�ing plant and light �ix-
<br /> tures, the second par'�y to furnish �Gh� fuel and power.
<br /> And the said par�y of the second part f�rther agrees to pay �he parties of the firs� part
<br /> the rent as abr�ve speeified, except when said premises are ur�tsnantable by reason of fire,
<br /> from any other cause than carelessness of' the party of the second part, or persons of
<br /> �amil�, vr in th�er employ, or� by superior force or �.nevitable neeessi:ty.
<br /> And the said party o�' the second part eovenants tha� they will use said premises as
<br /> a lodge hall, and far no other purpose wha�ever, and that they especially will not le�G said
<br /> premises or permi� same to be usEd for any unlawPul business or purpose wha,'Gsoever; �ha.t
<br /> they w3.11 not sell, assign, underle'G or relinquish said premises wi�hout the written con-
<br /> sent of �he lessor, under penalty o�' forPeiture Qf all their rights under this lea,se, at
<br /> the election of the parties of the �'i�st part and that they will use all due �are and
<br /> diligence in guarding said propert�, wi�h buildings, ga'�es, fences, vines, shrubbery, etc.,
<br /> Yrom damage by fire and the depredation� of animals, will pay charge� Por �a� or electric
<br /> light that shall beevme due thereon during this lease; that they W311 not permit any no�.s�
<br /> or nuisanee whatever on sa3.d premises to the distL�rbance of othep tenanxs or do or permlt
<br /> anything on or about said premises whie,h will inerease the rate of insurance; that the
<br /> lessor a.nd its agents may enter at ar�y time '�o view same or �or any ne�esaary purposes.
<br /> The lessee further agrees that he will 3.n a11 respects comply with �he city ordinance and
<br /> requirements of the health author�.�ies, that they will keep the buildings, �lass, ga�es,
<br /> fences, etc. , in good repair as the same now are or may be placed at a,z�y time by the
<br /> lessor, or as o�ten as the same may require it, damage by superior force, inevitable
<br /> nece5sity or fire fro m any other cause than earelessness of the lessee, or pe�'sons of
<br /> family, or in their employ exeepted, �nd at the expiration of this lease, or upon a breach
<br /> by said lessee of any of the covenan�Gs herein eontained the� will withou'� further notice of
<br /> any kind, quit and surrender the posaess3.on and occup�.ncy of said premise� in as good con- `
<br /> dition as reasonable use and natural wear and deeay thereof will. permit, dar�age by fire as
<br /> aforesaid, superior force or inevi�able necessity excepted.
<br /> And the said party of �he second part h�reby gives the said parties of �he f�.rst part
<br /> a 11en upvn any and all property of the said second party kept in use upon said pr�emises,
<br /> to be enforced in like ma,nner as a chattel mor�gage, whe�her exemp� from executian or no�,
<br /> for a11 rent due or to beeome due by vir�ue of this lease.
