Lessor agrees '�hat the LESSee as a public waxehouseman is to have the sole dominion <br /> and eontrol of said warchouse building, rooma and premisea and the property stored or to be <br /> stored �herein a,nd as euah public warehauseman is to be entitled at all time� to receive <br /> and atore merchandise and goods upon said leased proper�y and to issue warehouse receipts <br /> therefor pursuant to the prov3sions of the Laws of '�he State of Nebraska. <br /> 6. The Lessee agreee not to use the demised premisea for any purpose other than that <br /> of a etorage warehou�e and for the transaction of such busin�ss as may be csonnected there- <br /> �ith or incident thereto. <br /> 9. Lessor agrees that Lessor will, at the cost and expense of Leasor, put and keep <br /> the demised premises, both inside and outs�de, in good tenantable order and repair du�ing <br /> the whole oP the term hereb� demised and �grees that the Lessee shall not be required to <br /> ma.ke any repaira oP any kind or nature to, in, or about said demieed premises. <br /> 10. Lesso� agreea tha� under no circumstanc�s shall Lesaee be liable to the Lesaor <br /> for any loss or damage to goods tha� may be stored in said warehouse building, rooms and <br /> premises by the Lessor, and Le�sor a�rees to 3.ndemnify and does hereby indemnify Lessee <br /> against 'any loss, da.mage c�r expense suYPered by �he Lessee as �Ghe resul� of its oecupanc� <br /> of said warehouse bulldinga, rovms and premiges ar�d without limiting the �enerality ot the <br /> f4r�e�oing agrees to indemnify Lesaee against any loss, damage or exper�se done or o�Qasioned <br /> by or �'rom plumbing, gas, water, steam, sprinklera or other pipea or sewerage, or the <br /> fiurstir�g, leakiMg or r�tnnin� of any cistern, tank, washstand, water eloset, or waste pipe <br /> in, above, upon, or about said warehous� buildin�, rooms and premises and a.gainst anq loss, <br /> damage, or �xpense suffered by the Lessee occasioned by water, sno� ar �.ce coming through <br /> the roof, skylight, trapdaor or otherwise and f'rom any loss, damage or expenae sufPered by <br /> Leasee arising from aets or neglect of co-tenants or other oecupante of the same building <br /> or oP any employe�s of said building or oP any owners or occupants of ad�acent or eonti�uous <br /> property, it being the intention of the parties that under no circumstances shall the Lesaee <br /> be liable �or any loss or damage to any �oods stored ln said warehouse building, rooms or <br /> premises. <br /> 11. Leasor Purther agrees to pay for all gas, electrieitq, light, heat, power, ste�,m, <br /> water, or other utilities supplied '�o or used upon said demised premises during the term <br /> oP this tenaneq. <br /> 12. Lesaor a�rees to put the Lesse� in possession of the demised pr�mises and will <br /> permit LesseE to quietly hold and en,�oy them during the term herein granted and in the <br /> event that the Lessor is not the owner of the premise� herein "demised the Lessor agrees to <br /> ind�emnify and hold the Lesaee harmless of and from any and all claima, demands, aetions, or <br /> causes of actior�, obli�ations, attorneys � fees, or other expenses which may be incurred by <br /> or arise out op or in conneetion with any subtenaney agreement, or any etatu�ory, equitable, <br /> or other obligation or obliga�ions assumed by Lesse� in favor oP the o�rner or owners of the <br /> above deseribed premises and LessQr warrants and guarantees the peaceable posaesaion of the <br /> premises by the Lessee. Lessor further a�rees to execute or cause to be executed any Purther <br /> agreement or agp2ements that may be necessary to seaure the convenient ua� and en�joyment o� <br /> the premiaes hereby leased to the Lea�ee. <br /> 13. The Lessee ahall have the right to remove a11 property from the premises herein <br /> demised to such other p3aQe or places as the Lesse� may deem proper or expedient �in the <br /> event that Lessor violate� any of the terms or canditions of this lease o� sh.all in any <br /> manner interPere with or make difficult the dutieg of the ag�nts, servants, or ernployees <br /> of the Leasee, or becomes insolvent or in the event that the premises herein derniaed shall <br /> become involved in any matter in litigation or the Lessor or Lessee is e3ec�ed or oueted <br /> there�'rom or proceedings are begun �or that purpose and in ease of any such rernoval the <br /> Lessor undertake� ar�d agrees to pay to the Le�see all escpenses of �uch removal and of ator- <br /> ing said property el$ewhere until all war�ehouse receipts representing proper'�y so stored <br /> ahall be retured to the L6s$ee properly endorsed for deliQery and until such delivery sha,ll <br /> have been completed and a11 pa,ymen�s here�.n referred to made. <br /> 1�.
