<br /> THIS INDENTURE, Made this l7tn daJT of January, A.D. , 1Q�9, betcveen Myrtle_Jones and

<br /> WITNESSETH, That the said parties of the firs� part, in consideration of its covenants
<br /> of the said parties of the second x�art, here3nafter set forth, do by these presents lease
<br /> to the said parties of the second par�, the following described property, to-wit :
<br /> All of building on E2 of Lot 8 a.11 of Lot 9 Block 21 3.n Original Town of
<br /> Wood River, Ha11 County, Nebraska.
<br /> TO HAVE A�D TO HOLD the same unto the said narties of the second part from the lst
<br /> day of February, 19�9, �o the lst day of February, 195�. And the said parties of the
<br /> second part, in consideration of the leasing of the premises as above set forth, covenants
<br /> and agr�es with the parties of the first part, to pay the said parties of the first part
<br /> as rent for the same the sum of Fifty Five (�55.�0) per mon�h Dolla.rs, payable as followa,
<br /> to-w�.t: Fifty Five (�55.00) Dollars Monthly Payable on First Day of Each Month
<br /> Parties of the Second Part agree to pay utilities, namely, Water, Electricity and Gas.
<br /> The said parties of �h� second �art further covenants with the said parties of the
<br /> first part, that a� the exp�ration of �he time mentioned in thi9 lease, peaceable
<br /> possession of the said premises sha11 be given to the said parties of the first part, in
<br /> as good condition as they now are , the usual wear, inevitable accidents and loss by fire
<br /> excepted; and that upon the non-payment af the whole or any portion of the said rent at
<br /> the time when the sam� is above �romised to be ,�aid, the said parties of the firat part
<br /> may at their election either distrain f or sald rent due , or declare this lease at an end
<br /> and recover possession as if the same was held b;� forcible detainer; the said parties of
<br /> the second part hereby ��taiving any notice of such election or any demand for the possess-
<br /> ion of the s�id �remises.
<br /> AND IT IS FURTHER �COVENANTED AND AGREED between th� -�arties aforesaid Parties of the
<br /> Second Part agree to pay Minor repair bills and deduct same from rentals. Parties of the
<br /> First Part agree to pay Taxes and Insurance on Bui.ldings. �
<br /> The covenants herein shall e�tend to and be binding upon the heirs, executors and
<br /> administrators of the parties to this lease.

<br /> grantor, did reserve and retaia a� undivided one-half interest in all oil, gas and mineral rights in said
<br /> premises for a limited period of time. And it was the intention of the paxties to the deed first above
<br /> mentioned, recorded in Book 9�, page 33�, that the recital in said deed should refer to said reservat3.on by
