<br /> CONTRACT FOR SALE OF REAL ESTATE
<br /> � This Agreement made and entered into this 16 day of February, 1948, by and between
<br /> William Sielaff, and Marie Sielaff, also known as Maria Sielaff, husband and wife, of
<br /> Grand Is1�.nd, Nebraska, herein ca.l�ed the vendors, and �he Stratton Construction Company,
<br /> Inc. , of Grand Island, Nebraska, herein called the purchaser.
<br /> VJIT�tESSETH, that the vendors agree to sell and the pur�haser agrees to purchase the
<br /> following real property, to-wit:
<br /> A�l of Lot Sixteen (16) and the East 88 feet of Lot Seventeen (17 ) , all 3,n Home
<br /> Sub-division of that part of the North�rest Quarter (NW�) of Section Nine (9) , in
<br /> Townshi� Eleven (11) , North, Range Nine (9) , West of the Sixth P.M. , which lies
<br /> ��1est of 'r�heeler Avenue. -
<br /> f or the sum of ei ht thousand dollaxs (�8,000.00) for as follows: Cash in hand, two
<br /> thousand dollars ��2,000.00) , receip� whereof is hereby acknowledged, balance, six
<br /> thousand dollars, (�6,0OO.OQ) to be paid to the vendors on or bef ore ninety days (90) from
<br /> the date hereof.
<br /> The vendors further agree to furnish purchaser a good abstract of title shot�ring
<br /> merchantable �itle of record in said vendors, and to execute and deliver a good and
<br /> �ufficient warranty deed to said property; the said warranty deed to be placed in escrow
<br /> at the Overland National Bank in Grand Island, Nebraska; said warranty deed to be turned
<br /> over to the purchaser by the Overland National Bank upon payment of the balance due on
<br /> this contraet; "
<br /> The vendors further agree to i�ay ail taxes assessed against said property pr�or to
<br /> and for the yerzr of 19�7; to pay a11 lawful special assessments, installments due prior
<br /> to the signing of this contraet, and to deliver possegsion u��on the signing of this contrac�.
<br /> The purchaser guarantees to hold the vendors harmless from any 3iability arising out
<br /> of constructions carried on on said property by the purchaser, either from Mechanic� s Liens,
<br /> � or public liability.
<br /> The purchaser further agrees that he will not break any soil for conatruetion of housea
<br /> until the final ba1 ance is paid. The vendors agree to permit purchaser to enter upon the
<br /> premises and �o erect temporary work shops and use premises for storage oF inaterials and
<br /> equipment. The �urchaser reserves the right to remove any and all installments or property
<br /> belonging to said purchaser off of the premises at any time.
<br /> If the purchaser shali not consummate the purchase upon the terms above set forth,
<br /> all right or claim of sa3.d x�urchaser under this agreement may be terminated at the option
<br /> of the vendors, in which case �he purchaser shall forfeit a11 payments made.
