<br /> This Agreement, Made this 1st day of Pdarch, 1949 by and bet�reen M. F. Dubbs party of the
<br /> first part (Lessor) , �.nd Sto� Holders of Prairie Hall pa.rty of the second p�rt (Lessee) ,
<br /> WTTNESSETH, That the s�.id party of the first_ part, in consideration of the covenan�s
<br /> by the second party hereinafter set forth, does Lease and Demise to said party of the
<br /> second part the following described premises in the Township of Cameron the County of Ha11
<br /> and State of Nebraska, to wlt:

<br /> The Lessee furthpr agrees that he will not deposit ashes, garbage, or any other of-
<br /> fensive matter on said premises but at h own expense keep said premises and alley �
<br /> ad,jacent thereto continually 3.n neat, c�ean, and wholesome condition; will keep sidewalks
<br /> in Pront of and along said premises cle�.red of snow and ice or other ob,jectional�l�e things
<br /> as the City OrdinancPS or Authorities may require. That he will pay for all City Water
<br /> used on said premises during the term of this lease and be responsible Por and at his own
<br /> expense keep in repair �lI plumbing, hydrants, water pipes; gas pipes, steam pipes, and
<br /> sewerage or other fixtures, including window glass and shutters, and tha,t s�.id Lessee will
<br /> not suffer or allow any damage to fenees, walks, barns or other improvements belonging to
<br /> said premises. Th�t said Lessee wi11 not allow any intoxicating liquor �o be sold on the
<br /> premises nor any gamblin� or other immoral or unlawful practices, to be done thereon, nor
<br /> anything thereon calculated to in,jure tY�e reputation or impair the value of the premises
<br /> or the ad,�acent property or the n�ighborhood, and that said Lessee will not assign this
<br /> Lease nor underl�t said premises without the consent of said Lessor in writing. And said
<br /> Lessee further covenants with the Lessor, that at the expiration of the time mentioned in
<br /> this Lease peaceable possessi�n of the said premises shall be given to the Lessor in as
<br /> goo� condition as they now are, or may be at any time during the �erm of this Lease; that ,
<br /> upon �he non-payment of �he whole or any portion of said rent at the time when the 6�r►e ia
<br /> above promised to be paid, or upon the violatlon or non-fulfillment oP any of the covenants
<br /> of this Lease, the Lessor may, at el.ection, declare this Lease at an end and recover pog-
<br /> session as if the same were held by forcible detainer; the Lessee hereby waiving any nQtice
<br /> of such election, or any demand for the possession of said premi,ses.
<br /> Said premises sha11 be used for Dance Hall business only; that they wlll not permit
<br /> any noise or nuisa.nces whatsoever on the said premises to '�he disturbance of the tenants,
<br /> or �o not permit anything on or about said premises which might increase the rate of 1n- �:
<br /> surance and the Lessor,_he_agents may enter at any time to view said premises or for any
