<br /> THIS AGREEI�ENT, made and entered into this 30th day of October, 1947, by and between
<br /> Anna J. Livingston, idow, party oP the Pirst part, hereinaPter referred to as the SELLER,
<br /> and Irene Morledge, arty of the second part, hereinafter known aa the BUYER, all of Hall
<br /> County, Nebraska,
<br /> WITNESSETH:
<br /> The Seller has on this date sold to the buyer the premises described as Lot Eight (�)
<br /> in Block Seven ( 7) in Charles Wasr�er� s Addition to the city of Grand Island, in hall
<br /> County, Nebraska, for and in consideration oP the sum of Ten Thousand Five Hundred Dollars
<br /> (�10, 500.00) ; �2500.00 of said consideration has been paid and receipt whereof is hereby
<br /> acknowledged� '
<br /> Possession of the premises is to be given November 15, 1947. The 1947 taxes to be
<br /> pro-rated up to the d�.te of possession.
<br /> The b�,lance of the purchase price, to-wit, ��OOO.QO, is to be paid when the abstract
<br /> of title has been furnished shotiving ma,rketable title.
<br /> Included in the sale and the consi deration are: all inlaid linoleum, wash tubs and
<br /> sink in basement, srnall stove in b�sement, screens, storm-windows, clothes-lines, and alI
<br /> perma.nent fixtures in the house.
<br /> The seller agrees to furnish an abstract of title promptly, showing a marketable
<br /> title. The buyer shall have the same examined promptly and if there �re any requiements
<br /> necessary to make the title marketable, the Seller shall have a reasonable time �promptly
<br /> make such corrections, and the bu9er or the title examiner shall promptly examine said
<br /> abstract and submit the same to Wm. suhr, attorney, promptly, if there are any requirements
<br /> necessary to make the ti�le ma,rketable.
<br /> Time is the easenee of this contract and if the buyer fails, refuses and neglects to
<br /> perform the covenants herein contained, the down-payment shall be considered liquidated
<br /> damages.
