<br /> 1. This LEASE, made and entered into this 17th day of March, in the year one thousand
<br /> nine hundred and f orty-eight by and between Alexander Ahrens whose address is Route No. 3,
<br /> Grand Island, Nebraska, fmr him a_nd his heirs, executora, ad.ministrators, suecessors, and
<br /> assigns, hereinafter called the lessor, and the UNITED S'.�ATES �F AMERICA, hereinafter called
<br /> the Government;
<br /> WITNESSETH: The parties hereto for the consideration hereinafte� mentioned covenant and
<br /> agree as follows:
<br /> 2. The lessor hereby leases to the Government the followin� described premises,viz:
<br /> Beginning at a point which ia 1290 feet East and 33 feet South of the Northwest
<br /> corner, Section 23, thence 819 feet South, thence 165 feet West, thence South
<br /> 39° 30� West 606 feet, thence East 581 feet, thence North 1287 feet, thence West
<br /> 30 feet to point of beginning and containing, 4.78 acres, more or less; a11 of
<br /> said plot of ground being in the NW� NW4 of said Section 23, Totanahi.p �2 North,

<br /> And a right-of-way for ingress and egress to and f rom the premiaes; a right-of-way
<br /> or rights-flf-way f or establishing and maintaining a pole line or pole lines for extending
<br /> electric power, telepha�ne, and telephone typewriter facilities to the premises; and rights-
<br /> of-way for subsurface power, communication and water lines to the premises; all rights-oP-
<br /> way to be over the said lands and ad�oining lands of the lessor and, unless hereinbefore
<br /> described by metes and bounds, to be by the most convenient routes :
<br /> And the right to establish and maintain beacon lights and other li�hting equipment,
<br /> radio, and ot'r:er �'acilities for communication and signaling purposes, and other facilities
<br /> and equip �ent for the guidance and operation of aircraf't;
<br /> And the right of gradin�, conditioning, installing drainage facilities, and seeding the
<br /> soil of the premises, and the removal of all obstructions from the premises which may con-
<br /> stitute a hindrance or hazard to the o�eration of aircraft or �Go the establiahmen� and
<br /> maintenance of air navigation facilities;
<br /> 3. TO HAVE A1�1D TO HOLD the said premise� with their appurtenances for the term beginnin�
<br /> July l, 19�$ and ending with June 30, 19��
<br /> �. The Government ehall not assign this lease in any event, and shall not sublet the
<br /> demised premises except to a desirable fienant and for a similar purpose.

<br /> otherwise expire; Provided that no renewal thereof shall exten f occupancy
<br /> ' o. The lessor snall furnish to the Government,during the occupar�y of said premises,
<br /> under the terms of thi� lease, as part of the rental consideration, the f ollo�ri.ng: Nothing.
<br /> 7. The lessor shall not, durin� the term of this lease erect anSr ��tructures on the
<br /> premises, nor use nor allow the use of the said premises in any manner without the written
<br /> consen� of the Department of Commerce, Civil Aeronautics Administration. -
<br /> 8. The Government ahall have the right, durin� the existence of this leage, to make
<br /> alterations,attach fixtures, and erect additions, structures or signs, in or upon the
<br /> premises hereby leased, �rhich fixtures, additions, or atructures so placed in or upon or
<br /> attached to the sa3.d premises shall be and remain the property of the Government and may
<br /> be removed therefrom by the Government upon the termination of this lease or within 90
<br /> days therea,f'ter.
<br /> 9. The Government shall pay the lessor, for the premises, rent at the follo�ring rate:
<br /> One Hundred Fif'ty and 00/I00 Dollars (�150.00) per annum. Thig lease is sub,ject to an
<br /> ' appropriation by Cangress of the necessary funda from which payments may be made. Payment
<br /> shall be made �.t the end of each Quarter.
<br /> 10. No Member of or De].egate to Congress or Resident Commisaioner shall be admitted to
<br /> ' any share or part of thia lease or to any benefit to arise therefrom. Nothing, however,
<br /> herein ec�ntained shall be construed to extend to any incor�orated company, if the lease be .=
<br /> for the general benefit of such corporation or company.
<br /> 11. The Contractor sha�.l not discriminate a�ainst any employee or aPplicant for employ-
<br /> ment because of race, creed, color, or national origin. The contractor shail include a
<br /> similar provision in any subcontract he may enter into in conneetion with the performance
<br /> of this contract. (Executi.ve Order 9346, dated May 27, 19�3• �
<br /> 12. The la�t sentence of Article 2, page one hereof, beginning °Together with° , and
<br /> Article 5, page two hereof, were deleted, and Article 12 hereof was added prior to the
<br /> signature of all �arties to the lease.
