<br /> THIS INDE�ITURE, Made this 23rd day of March A. D. 1��+�, between Anna E. Raish, a widow
<br /> and Bernice L. Cole and Clyde 0. Cole, wife and husband party of the Pirst part, and
<br /> William Youngclaus party of tile second part,
<br /> WITNE�SETH, That the party of the first part has this day sold to the party of tne seconsl

<br /> Five Hundred Dollars and no/100 Dollars �27, 500.00 �ayable as follows: Cash in hand Two
<br /> Thousand Dollars and no/100 Dollars, receipt whereof is hereby ac�.nowledged. Balance
<br /> on acceptance of' title b,y council for the party of the second part, and on possession.
<br /> Party of the first part agrees to furnish Bill oP Sale conveying all carpets, rugs, drapes and
<br /> hariging in the above premises.
<br /> The party of the first part is to furnish to the �arty of the second part, or assigns, a
<br /> warranty deed and a �ood anc� sufficient abstract of title, showing a good title oP record
<br /> to the premises herein clescribed in the ?�arty of the first part, on or before June 15, 19�+�,
<br /> and carry Pire and tornado insurance cn said b�aildings for �- - -payable in case of loss
<br /> to said first part, and �ay aIl taxes and assessments aga�nst said real estate up to the
<br /> year 19�, and if there is a mortgage on said �roperty, pay interest and taxes thereon up
<br /> to and give possession by 194 . It is mutually agreed that time is an essential element in
<br /> thi.s contract and it is further agreed that in case either of the parties hereto ahall Pail
<br /> to �aerform the stipulations of this contract, or any part of the same, the Pailing party
<br /> shall nay to the other party of this c^ntract the sum of Two Thousand Dollars and no/100
<br /> Dollars, �2, 000.00 as damages for non-fulfi�lment of contract. �
