<br /> THIS AGREEMEI��3', Made and entered ln�o this 3rd day nf Mareh, 1948, by and between
<br /> HERMAN JUNGGLAUS and BELVA M. JUNGCLAUS, his wife, parties of the first part, and IRMA
<br /> � ETTING and �'L,ORENCE ETTING, parties o�' the second part, WITNESSETH:
<br /> 'That the parties of the firet part have this day sold to the parties of the second part
<br /> the following described real estate, to-wit:
<br /> East Half (E2) of Lot Two (2) in B1ock One Hundred Twenty-seven (127) in Koenlg &
<br /> Wiebe' s Addition to the City of Grand Island, Nebraska.
<br /> IN CONSIDERATION WHEREOF, the said second parties agree to pay to the f3rst parties
<br /> the sum of Thirteen Thousand Dollars {:�3,000.00) , payable as follows, to-�rit : One Hundred
<br /> Dallars (�100.00) cash, in hand paid, and the balar�ce when this contract shall have been
<br /> complied with by the first parties. ,
<br /> The f irst �arties agree to tender to �Ghe second parties a Warranty Deed to said premises,
<br /> with general covenants of warrant, free and clear from all liens and eneumbrances whatsoever,
<br /> except the easement for driveway.
<br /> The first parties agree that they will forthwith deliver to the second parties an
<br /> Abstract of Title, showing a marke�able, legal title to said� premises to be vested in the
<br /> first parties, free and cle.ar from all liens and encumbrances. The second parties shall
<br /> have a reasonable tim� within which to have said abstract extended, and the first parties
<br /> sha11 have a reasonable time thereafter within which to correct any defecsts that may make
<br /> the title not marketable.
<br /> `�he Pirst parti�s agree to pay the real estate taxes for the year 19�7 and a11 taxea
<br /> preceding said year. They also further agres to pay all special assessments that may have
<br /> been levied or assessed against said premises. .
<br /> The f irst �arties agree to surrender posaession of said premisea to the second parties
<br /> on Ma,rch 15, 19�8.
<br /> A� gart of the consideration, the first part�.ea agree to leave on said premises all
<br /> f ixtures and to leave all curtains and venetiar. :blins� the �ashing machine, the full
<br /> Oriental rug and matching small rug, and one green rug purchased Por the dining room.
<br />� The first parties agree tha� they will give the outside of said house a paint 3ob,
<br /> consisting of' two coats, in a good workmanlike manner, the house to be painted by Albert
<br /> Werner, if available; if not, some other painter satiafactory to the second parties. The
<br />� first parties are to furnish the paint and labor for said �ob. The firs� parties agree
<br /> f that of the final balance, the second parties may hold back the sum of ��00.00 until the
<br /> paint ,�ob shall have been comp�eted.

<br /> The fir�t parties have executed a Warranty Deed to said premisee to the second partiea,
<br /> which Warran�y Deed i� deposited in eacrow t�ith the Commercial National Bank of Grand
<br /> Isl.and, Nebraska, together with a copy of this contract, with inatructions to deliver said
<br /> deed to the second parties upon their complying with this contract.
<br /> IN WITNESS WHEREOF, the said parties have hereunto set their hands this 3rd day of
