<br /> The Landlord shall at all times indemnify, save and keep �the Tenant �ree and harmless

<br /> Landlord. For the purpose of pratecting the Tenant againstany such loss, claims
<br /> or demands, the Landlord shall carry Workmen� s Compensation insurance, as required by
<br /> the laws of the State of Nebraska, Public Liabilit;j ins�ranee, Twenty Thousand
<br /> Dollars and Forty Thousand Doll�.r (�20,000/�40,000) limita, and Property Damage
<br /> insurance in the amount of Five Thousand Lo12a�rs (�5, 000.00) . Such insurance ahall r
<br /> 1�e 1n eff eCt at all times whe� any repairs, alterations or improvements •are' being
<br /> made by the Landlord. Al1 policies shall be endorsed ��ming the Tenant as an
<br /> additional assured as its interests may appeax and certified copies thereof ahall be
<br /> furnished to the Tenant. .
<br /> Repairs 16. After the completion of the new building prov�ded for in Section 15 hereof,
<br /> the Tenant shall mak e all repairs and replacements made necessaxy by its negligenee
<br /> and repalrs and replacements to the non-struetural interior portions of the building
<br /> on the demised nremises, except any repairs or replacements of any plate glass or to
<br /> the heating plant ther�in and except any repair8 or replacements made ne�cessary 3a.
<br /> as a result of dama,ge caused b;� fire or the elements or other caus beyond the
<br /> Tenant ' s control. �he Tenant shall not be liable Yor loss or dam,�;�e caueed by fire
<br /> irrespective of the cause thereof. The Landlord shall promp�.�y �,ake all repairs and
<br /> replacements (other than those required to be made by the Tena.�i't h�reunder) necessary
<br /> to �ut and maintain the premises in a safe, dry and tenantab];e condition and in
<br /> good order and repair.
<br /> 17. The Tenant �ha11 pay for all heat and utilities used by it in the premises
<br /> Ut��:ities hereby demised.

<br /> 1�. Any f�.ilure on the part oP the Tenant or of the La.ndlord to com ly �aith any
<br /> Remedies of the terms an�. conditions of this lease for a period of thirty (30� days a�ter
<br /> recei�t by the narty in dePault of wr�tten notice from the other party sl�,ll make
<br /> this lease sub,ject to forfeiture at the election of the party not in default;
<br /> provided, however, iP any d.efault by either party cannot reasonably be remedied with-
<br /> in thirty (30) days after notice of default (except payment of rent), then such
<br /> party shall have the additional time necessary to remedy it before this lease can "
<br /> be terminated by the other. Z'he Tenant may, but need not, make any replacements
<br /> and repairs of a.n urgent nature require� to be made by the Landlord and in sueh
<br /> event shall be reimbursed therefor by the Landlord with interest at six per cent
<br /> (6�) per annum. Any sums due the Tenant from the Landlord under any of the
<br /> provisions of this lease or arising out of the Landlord� s failure to comply with
<br /> ar perf orm any of the terms of this lease may be deducted from rent.
<br /> Notices 19. A31 notices or requssts under this lease shall be given by register ed mail or
<br /> telegram exeept notices concerning repairs or replacer�ents which may be given in
<br /> that manner or by ordinary letter, written notice or any other me�,ns which might
<br /> � reasonably be expected to give the other narty notice. Notices to the Landlord may �
<br /> be addressed to the person to �ahom rent is payable at the address to which paymants
<br /> of' rent �aere last sent. Notices to the Tenant shall be addressed to Montgorner� Ward
<br /> & Co. , IncorUOrated, Chicago, Illinois, attention of the Secretaxy.
<br /> Option to 20. In consideration of One Dollar (�1.00) paid by the '�enant to the La.ndlord, the
<br /> Exeeute receipt and sufficiency of which are hereby acknowledged, the Landlord agree9 that
<br /> the TQnant shall have the option to execute this instrurnent at any tlme within sixty
<br /> (60) days after receipt of the same duly executed by the Landlord.
<br /> Authority 21. E�mployees or agents of the Tenant have no authority to make or agree to make a
<br /> 2� 6 lease. This instrument and any changes or modificationa thereof shall only be •
<br /> bindina and effective on the Tenant iahen signed by a cor orate oPPicer.
