After the completion of the new building prov�ded for in Section 15 hereof, <br /> the Tenant shall mak e all repairs and replacements made necessaxy by its negligenee <br /> and repalrs and replacements to the non-struetural interior portions of the building <br /> on the demised nremises, except any repairs or replacements of any plate glass or to <br /> the heating plant ther�in and except any repair8 or replacements made ne�cessary 3a. <br /> as a result of dama,ge caused b;� fire or the elements or other caus beyond the <br /> Tenant ' s control. �he Tenant shall not be liable Yor loss or dam,�;�e caueed by fire <br /> irrespective of the cause thereof.
