This option is gieen to enable the Buyer to obtain a loan made or insured by �he <br /> United States of America, acting by and through the Adminis�rator of the Farmers Home <br /> Administration, or his delegatee, hereinafter called the "Government, " fo-r the purchase of said <br /> land pursuant to T.itle I of the Bankhsad-Jones Farm Tenant Act, as amended. It is agreed that <br /> the Buyer �s efforts to obtain auch a loan constitutes a �art of the consideration for this <br /> opt ion. <br /> 3. The total purchase priee for said lands is �10, 000.00; said amount being in addition <br /> . to the �1 above mentioned. <br /> �F. The Seller agree$ �o deliver, withou� charge to the Buyer, a policy of mortgage title <br /> insurance in favor of the Mortgagee, issued by such Gompany as the aovernment shall approve, in <br /> '�he amount of the purchase price of said property, anc� to comply with all the requirements of <br /> sueh Company. The Seller fu�ther agrees to deliver an abstract oP title, when required, which <br /> � shall become the property of the Buyer, continuing down to and including the date when the <br />, deed to the Buyer and the mortgage to the Mortgagee have been recorded. The Seller further <br /> agrees that, excent as h.erein provided, a.11 taxes, liena, encumbrances, or other interests in <br /> third persons, ?�rlll be s�.tisfied, discharged, or naid by him, ineluding stamp taxes and other <br /> expenses incidental to the preparation and execution of the deed and other evidences oY title <br /> ° required by the Government.
