<br /> CONTRACT FOR 5ALE OF REAL ESTATE
<br /> THIS AGREEME�TT Made this 30th day of August 19�+6 between (31en E. 3wan and Bessie
<br /> P. ��ran, hi.s wife of the first part, and Fred H. Harder and Ra,lph F. H. Harder of the
<br /> second part,
<br /> . t�JITNESSETH, That the said parties oP the �irst part have this day bargained and
<br /> ltcld to the parties oP the second part, and said aecond parties has a�reed to purchase
<br /> the following deseribed real estate, situated in the county of Hall and State of
<br /> N�braska to wit:
<br /> South Ha1P of the Northeast Quarter (S� NE4) and North Half of the Southeast
<br /> Q�uarter (N-� SE�) of Section Thirteen (13) in mownship Twelve (1.2) North, Ran�e Twelve
<br /> (12) , West' of the 6th P. M.
<br /> according to the rec.prded plat thereof, for the sum of TWELVE THOUSAND FIVE HUNDRED �
<br /> DOLLARS Three Thousand Five Hundred Dollars of which have been paid, the receipt whereof
<br /> is hereby acknowledged. The remaining principal shall be paid to the first party at the
<br /> Cairo State. Bank of Cairo, Nebraska in the manner and in the time following, with
<br /> intereat at the rate of 4 per cent per annum, that is to say: $1,000.00 of said principal
<br /> to be pe.id March 1, 1947, and the balanae of ��,000.00 payable September 1, �95�+, interest
<br /> on said �1,000.00 principal payment d.ue March 1, 19�+7, to be qcalaulated only Prom January

<br /> amounts as they desire on any interest due date commencing March l, 19�7.

<br /> Now iP �k�e said narty of the second part shall pay the sums as above set forth,
<br /> time bein� the essence of this contract, and shall pay alI taxes and assessments whether
<br /> special or general, u�hich may become due on said real estate for the year 1946 and
<br /> thereafter until the above payments are all made, then said party of tne first part sha11,
<br /> at his own coat, execute a.nd deliver to said party of the aecond part or their assigns
<br /> upon surrender of this contract, a '�Tarranty Deed to the above described premises.
<br /> AND IT IS FURTHER AGREED that in case any payment, either o2' principal or interest
<br /> remaining unpaid f'or a space oP thirty days after the same shall become due, then, in
<br /> that case, the whole amount unpaid on this contract shall become due and payable, without
<br /> further notice, and such delinquency in payment, or failure in other respects by party
<br /> of the second part; �to pert'orm the stipulations of this contract or any part of them, .
<br /> shall entitle party oP the Pirst part to immediate possession of the premisea described
<br /> herein, and the party of the second part shall forf eit all payments made under this
<br /> contract.
