<br /> And the said party of the second part further agrees to pay the party of the first part
<br /> tlze rent as above specified, except when said premises are untenantable by reason of fire,
<br /> from any other cause than carelessness of the party of the second part, or persons of his

<br /> of the lessor, under penalty of forfeiture of all his rights under this lease, at the election

<br /> said property, with buildings, gates, fenees, vines, shrubbery, etc. , from da.i�age by fire
<br /> , and the depredations of animals, will pay all water rent ar�d charges for gas or electric
<br /> light that shall become due thereon during this lease; that he will not permit any noise
<br /> or nuisance whatever on said premises to the disturbance of other tenants or do or peYmlt
<br /> anything on or about aaid premises which will increase the rate of insuranee; that the
<br /> lessor and its a�ents may enter at any time to view same or �'or any necessary purposes.
<br /> The lessee further agrees that he will in �.11 respects comply with the eity ordinance and
<br /> requirements of the health authorities and paxticularly as to keeping said premises and
<br /> the streets and alleys ad�jacent thereto, free and clear from all filth, refuse and obstruc-
<br /> tion a,nd the steps and sidewalks free Prom snow and ice; that he will keep the buildings,
<br /> glass, gates, f ences, etc. , in good r epair as the same now are or may be placed at any time
<br /> by the lessor, or as of ten as the same may require, it, damage by superior force, inevitable
<br /> neeessity or fire from any other cause than carelessness of the lessee, or persons of his
<br /> Pa,mily, or in his employ excepted, and at the expiration of this lease, or upon a breach
<br /> by s�.id lessee of any of the covenants herein contained will without further notice of
<br /> any 'Kind, quit and surrender the possession and occupancy of said premises in as good
<br /> condition as reasonable use and natural wear and decay thereof will permit, daxnage by fire
<br /> as aforesaid, superior force or inevitable necessity excepted.

<br /> lien unon any and all property of the said second party kept in use upon said premises to
<br /> be enforced in like manner as a chattel mortgage, whether exempt from execution or not,
