<br /> THIS AGREEPRFNT, Made and entered into this llth day of Maxch, A. D. lg�-6, by and between
<br /> Earl ?°�T.Dove, of the County of Hall, and State of Nebrask�., of the first p�,rt; and August
<br /> J.Miller, of tne second part.
<br /> WITNESSETH, Th�,t the said p�.rty of the first part h�s this day leased unto the party
<br /> of the second part, the following described �remises to-wit:
<br /> Lot numbered thirteen (13) , block numbered nine (�) of the original town of Cairo.
<br /> Together with all the buildings and im�rovements on the same for the term of two years
<br /> from the first da� of March, 1.9�-6, to the first day of Ma.rch, 19��, for the sum of
<br /> thirty-five and no/100 DOLLARS, per month, payable on the first day of each month, in
<br /> advance, at the office o�' the first party.
<br /> AND IT IS FURTHER AGREED, That if any rent shall be due and unpaid or if default be
<br /> made in any of the covenants herein conta�.ned, it shall then be lataful for any of the said
<br /> party of the first part to reenter the said premises, and the part� of the second part
<br /> agrees to vacate said premises ��ithout notice, �.nd if it beeomes ne�essaxy to bring action
<br /> at law to recover possession to pay �. reasonable attorney�s fee therefore.
<br /> First p�rty retains the ri�h� to se1.l tne building at any time after i,i�arch 1t1 19�7,
<br /> by givin� to the second party a ninety days notice to vacate the building and the secand
<br /> party agrees to vacate the building in the �.aid ninety days. The first party hereby agrees
<br /> to give the sa,id second p�.rty the first chance to buy the building before any sale is ,
<br /> actually made.
<br /> And the said party of the second part further agrees to pay the par�y of the first �art
<br /> the rent �.s above specified, except when said premises are un�enantable by reason of fire,
<br /> from any other cause than carelessness of the party of the second part, or persons of my
<br /> family, or in my employ, or by superior force or inevitable necessity.
<br /> And the saic� party of the second part covenant that he will use said premises as a
<br /> retail or �tiTholesale store, and for no other purpose whatever, and that he especially will
<br /> not let said premises or permit same to be used for any unla�rPul business or purpose what-
<br /> soever; that he �rill not sell, assign, underlet or relinquish said premises without the
<br /> written consent of the lessor, under penalty p�' Porf eiture of all hia rights under this
<br /> lease, at the electic�n of the party of the first part and that he will use all due caxe
<br /> and diligence in guarding said property, U�ith buildings, gates, fences, vines, shrubbery,
<br /> etc. , from dan?age by fire and the depred�.tions of animala, wi11 pay all water rent and
<br /> charges Por gas or electric light that shall become due thereon during this lease; that
<br /> he ��i11 not permit any noise or nuisanee whatever on said premises to the dis�urbanee of
<br /> other ten�nts or do or permit anything on or about said premises which will increase the
<br /> rate of insurance; that the lessor and its �.gents may enter a,t any time to view sa,me or
<br /> for any necessary purposes. The lessee further agreea that he will in all respeets comply
<br /> with the city or dinance and requirements oP the health authorities and particularly as to
<br /> keeping said premises and the streets and alleys ad,jacent thereto, free and clear Prom
<br /> �.11 filth, refuse and obstruction and the stepa and sidewalks free from snow and ice;
<br /> tnat -- will keep the buildings, glass, gates, fences, ete, , in good repair as the same
<br /> no�r are or m�.y be placed at any time by the lessor, or as often as the same may requ3reit,
