<br /> favor of Henry W.Hansen and Helen Hansen, as husband and wife, as ,joint tenants and not
<br /> as tena,�ta in common; with right of survivorship, which deed is to convey a good maxket-
<br /> able ti�tle in and to said premises, free from all encumbrances, exce�t covenants, condi-
<br /> tions, restrictions, reservations, easements, ri�hts and rights of way of record, and
<br /> except liens, charges and encumbrances made, created or suggested by buyer or to be
<br /> paid, discharged or assumed by buyer hereunder. Seller agrees to furnish abstract
<br /> brought down to date showing merchantable title.

<br /> It is further agreed by and between the parties hereto that if the buyer fails, reYuse.s
<br /> or neglects to pay the monthly payments as hereinbefore provided for a period of sixty
<br /> (60) days, or fails or negleets to keep said pr emises insured as hereinbefore provided,
<br /> or fails to keep or perform any of the other terms a,nd conditions of this agreement on
<br /> his part to be kept and performed as herein provided, �hen the seller at his option, may
<br /> at once and without notice, declare the whole amount of purchase price remaining unpaid
<br /> at once due and collectib3�.

<br /> It is furtner understood and agreed by and between the parties hereto that if t�ne
<br /> buyer fails to pay any of said monthly installments or any part thereof, for a period
<br /> of 60 days or fails to keep and perform any of the other terms and conditions of this
<br /> agreer�ent on his part to be kept and performed as herein provided, time being the essence
<br /> vf this contract, then and in su ch case the seller at their option, may cancel this con-
<br /> tract, and without notice, and in tne event of the exe�cise of such option by the Pirst
<br /> party, any payments made in accordance with this cantract ahall ae consinered as rent for
<br /> the use of said x�remises ar�d snall be so applied by the seller.

<br /> '1'he purchases agrees that at the end of six (b) months he will negotiate a loan to
<br /> pay off the balance owing to the seller, Mabel K.Davis. it is furtiler understood in the
<br /> sazne condition that the purchaser wi11 repair the property by painting, roofing anc�
<br /> p�,pering the house, in order to make it eligible for a building and loan.

<br /> The parties hereunto respectively bind themselves, their heirs, assigns, successors and
<br /> legal representatives to the faith�ul perPormance of the ter:ns of this agreement. This
<br /> contract shall nat be assigned by the second party unless the consent thereto of the
<br /> first part in writing shall have been first obtained.
