<br /> The leasehold estate hereby granted shall run with the title to the abutting land, ,
<br /> situat�d in Hall County, Nebraska, and described as Pollows :
<br /> The Southeast quarter of the Southeast Quarter ( SE�SE4) of Section Thirty-two and the
<br /> North half of the Southwest quarter (NzSW�) of Section Thirty-three ( 33) , all in To�rnship
<br /> Eleven (11) North, Range Ten (10) west of. tne Sixth Principal Meridian.
<br /> Should the title of this leasehold at any time during its life become sever�d f'rom the
<br /> title to the abutting 1and, then this lease shall become ipso facto null and void. Any
<br /> sale or conveyance of such abuttine land shall earry with it said leasehold estate and the
<br /> purchaser or grantee shall become bound by the terms hereof as fully as tne original
<br /> Lessee. The Lessee is also to notify the Lessor of any transf er of the title of the
<br /> abutting property owned by the Leasee. �
<br /> As a consideration f'or th�s lease the Lessee is to p�y in advance to the Lessor One
<br /> Dollar ner annum; to pay all taxes and assessments levied upon the leased premises during
<br /> the continuance of this lease, not including taxes or assessments levied against '�he
<br /> leased prem�ses as a component part of the railroad property of Lessor in the state as a
<br /> whole; to plow and maintain upon the outer boundarf of Lessor' s �+00 foot right of way, or
<br /> as near thereto as ract3.c�.ble a fi�e ard at least six feet wide• to kee the leased

<br /> premises f'ree f rom combustible material; to plant no trees or shrubbery, and to erect no
<br /> structures thereon; to put nothing upon the lea5ed premises which might obstruct or interfere
<br /> with the view. Lessor reserves the right to take teMporary or perma.nent possession of all
<br /> or any portion of the leased premises whenever their use may become necesaary or expedient,
<br /> in the ,judgment of the Lessor, for railroad purpose5, including the location of public or
<br /> private warehouses, elevators, or other indus�ries with the design to f acilitate and pro-
<br /> mote traffic, or for, or in connection with, drilling for or mining of oil, gas, coal or
<br /> other mineral.s of whatsoever n�ture ubon or underlying the surface of the leased premises
<br /> by the Lessor or b y others with its permission.
<br /> This lease is sub,�ect to all outs�anding superior rights, includin� those in favor of
<br /> tele�raph and telephone companies and for ��ublic hig't�way purposes. If' �by reason of a
<br /> line change, or otherwise, the title of the Lessor shall cease before the expiration of
<br /> the` term above provided, or if the 1Pasing of the above described premises is held to be,
<br /> or should become, inconsistent taith the law of the land, this lease shall thereupon termi_-
<br /> nate. The Lessee shall have the right to cancel this lease at any time upon 30 days ' . ._

<br /> Tnis lease is to become nu11 and void upon the failure of Lessee to keep any of' the
<br /> conditions hereof and is not to be assigned without the written consent of the Lessor.
<br /> The Lessee will surrender peaceable possession of said premises at the expiration of this
<br /> lease.
<br /> It is understood '�hat all covenants and a.greements herein recited are made by the
<br /> parties hereto for, and shall be binding upon, themselves and their heirs, executors, ad-
<br /> ministrators, successors and assigns.
