<br /> The title to said land is to be conveyed free and clear except for the following reser-
<br /> vations, exceptions, and lea.sPS, and no others:

<br /> pursuant to Title 1 of the $ankh ead-Jones Farm Tenant Act, for the purchase of saic� lar�ds.
<br /> 3. The purcha.se price for said lands as a whole is ��000.00; s�id amount bein� in

<br /> 4. The Se11e.r agrees to deliver, without charge to tne Buyer, a policy of mortgagee
<br /> title in�ur�nce in favor of the Government isGued by such campany as the Government sha11
<br /> apnrove, in the a.mount of the vurcnase price of said property, and to comply 1aith all thP
<br /> reauirements of such company, includin� the furnishir,� of an abstr�.ct of title and continu-
<br /> ation thereof �h�here rec�uired. The Seller further agrees that excet�t as herein provided all
<br /> ta.xes, liens, encumbr�ncPs, or other interests in third persons, will be satisf�ed or dis-
<br /> charged. by him, including stamp taxes , a.nd other expenses incidental to the preparation
<br /> a.n d execution of the deed and. otner evidences of title reouired by the Government. Upon
<br /> f�i.lure of the Seller to furnish such policy of insurance within a reasonab_le time, the
<br /> Buyer may �rocure such insurance, in ��uhich event the cost thereof shall be dec�ucted from
<br /> the nurchase ?�rice herein provided. '
<br /> 5. The seller also a�rees to secure for the Buyer, from tne records of the County
<br /> Agricultural Congervation Association, a.eri�1 surveys of the f�rm �,!hen available, all
<br /> obtainable information rPl�.ting to allotments and production history, and any other in-
<br /> forma.tion needed in connection wwith the consideration of the proposed purchase of the
<br /> farm.
<br /> 5. mhe Beller further agrees to convey said lands to tne Buyer by general Taarranty
<br /> dPed � except where the lattir provides otherwise for conveyances by trustees, officers of
<br /> courts, ete. ) in the form, manner, and at tne tir�e requir•ed by the Government, conveying
<br /> to tne Buyer a v�.lid, unencumbered, indefeasible fee simple title to sa.id lands meeting
<br /> all reauir�ments of the Government; that tne purcnase �rice sha.11 be paid at tne time
<br /> of recording s�_?ch deed; i,ha.t gaid lands, including improveMents, eha11 be delivered in tne
<br /> same condition as triey now are, custom�ry use a.nd wear excepte�.

<br /> for the sale of thP farm. Any side agrePment bettaeen the Seller and the Buyer _for the
<br /> payment of a, greater or lesser sum shall be void and unenforceable. Any amount in a.ddition
<br /> to the Y�urcnase priCP. herPin set forth which is paid by the Buyer to the Seller snall be
<br /> returned to the Buyer by the Seller.
