<br /> a Special Deposits Account maintained by the Lienor for the payment of taxes, insurance,
<br /> et cetera, the Government shall make such payments for the account of the Lessor as out-
<br /> lined in paragraph 7 hereof; but if such taxe� or other items are not paid by such Lienor
<br /> when due, the Government at its option may make such payments and thereafter deduct the
<br /> amounts thereof from any sub�eQUent amounts due such Lienor under the terms hereof.
<br /> 7. During the term of this l.ease the Government shall pay the amounts of principal or
<br /> interest tahich may become due during the period covered by the term of this lease on any
<br /> mortgage, deed of trust, lien, or encumbrance, but only in the aznount and according to the
<br /> schedule following:

<br /> H�11 County, Nebrask�. Balanee due as of April 7, 1944, ��+500. 00. Payable by the

<br /> When �ny oblig�tion scheduled in paragraph 7 of this le�se, which is payable in substan-
<br /> tially equal installments, is naid �n full during the term of this lease, and upon the
<br /> furnishin� of evidencP satisfactory to the Government of the discharge of rPcord thereof,
<br /> the Government snall pay as ad'_itional annual rent to the Lessor, effective as of the next
<br /> succeeding date for nayment of any i��tallment of rent hereunder, an amount equal to one
<br /> year ' s principa-1 and interest amor'�ization payment or payments on any s��ch obligation, pay-
<br /> able in quarterly installments in the same ma.nner as the rent specified in p�ragraph j
<br /> hPreof. When any single payment mortga.ge obligation on which interest only is scheduled
<br /> in paragraph 7 of this lease is paid in full during the term of this lease, and upon the
<br /> furnishing of evidence satisfactory to the Government of the discharge of record �hereof,
<br /> the Government sha.11 pay �s a.drition�l annual rent to tne Lessor, effective as of the
<br /> next succeeding date for pa,yment of any installment of rent hereunder, an amount equal to
<br /> the annual �mount reserved by the Government to pay such interest on such obligation, and
<br /> such adc�.itiona,l annu�l rent sha.11 be p�yable in quarterly installments in the same manner
<br /> as the rent s�ecified in paragra�h 3 hereof. The Lessor covenants and agreea not to permit,
<br /> place, or cause to be placed any mortgage, deed of trust, lien or encumbrance of any kind
<br /> on the Premises after the execution of this lease �aithout the prior consent of tne Govern-
<br /> ment.
<br /> �. The Government does not undertake to fur. nish any insurance of any nature r.�rhatsoever
<br /> on the Premises for tne benefit of the Lessor or to pay any premiums therefor. If, ho�►ever,
<br /> the x�ossession and use of the PremisPs by the Government is ,jeopardized by the fa.ilure of
<br /> the Lessor to nrotect the Premiaes by adeouate insura.nce, or to protect the interests of any
<br /> party having a mortgage or d�tner lien upon or interest in the Premises, the Government may
<br /> furnish or ��.y for such insura.nce as it ma.y determine to be necessary, in tiahich event the
<br /> premium or nremiums pa.id by the Government sn�.11 be deducted from the stip�.�lated net rental
<br /> pa,yable hereunder to the Lessor. In the event of loss, the Government shall have the right,
<br /> at its ontion, to ap��ly any insura.nce proceeds available to the Lessor or to the Government
<br /> for the pU2't�OSP of rebuildin�, restoring, or re��airing the Premises,
<br /> 9. The Government, during the term of this lease, shall take good care of the Premises,
<br /> an� ma.y make a.ny and all repairs, both interior and exterior, necessary to keep the Premises
<br /> in �ood order, condition, �nd renair, ��ithout tne consent or approval of the Lessor. Upon
<br /> the surrender of the Premises by the Government, it shall redecorate and/or repaint the
<br /> vacant nortion of tne interior thereof.
<br /> 10. ti'�henever�zhe whole of sa.id nremises or ar�y essential ��art ther�of shall be destroyed
<br /> by any cause whatseover, tne Government has the right and brivilege to rebuild, restore, or
<br /> repair said Premises or elect to terminate .the lease. ln the event of election to terminate
<br /> this lease, the Government sha11 �;ive notice in *,ariting of intention to terminate to the
<br /> Les^>or ��aithin sixty (60) da�rs after such destruction, in whole or in any essential part,
<br /> and the inst�.11ment of rent payable f'or the period during wnich the termination occurs
<br /> shall be nrora.ted.
<br /> 11 . '�he Government may ter.minU.te this lease at �.ny time during the term thereof by
<br /> giving ta the Les�or thirty � 30) days ' written notice of s�zch intention to terminate. In
<br /> the event of such termination, the installment of rent payable for the period. during ��,rhich
<br /> the termin�.tion occurs shall be prorated.
<br /> 12. The Government may assign or sublet al1 or any pa.rt of the Premises to tenants,
<br /> occupants, or otner nersons tiahom it may select, and such assi�nees or sublesseea shall
<br /> have such of the rights granted to the Government unde�^ this lease as the Government may
<br /> grant to such assignees or sublessees. �
<br /> 13, The Lessor may put up '�For Rent" signs fifteen �15) days prior to the termination
<br /> by the Government of its tenancy.
