<br /> the Prem3.ses f'or the benefit of ttie Lesgor or to pay any premiums therefor. I%,how�ver,
<br /> the poasesaion and use oP the Premises by the Government is ,jeop�rdized by the failure o�'
<br /> the Tsssor to protect the Premiaes by adequate insurance, or to protect the interesta of
<br /> . any par�G� havir�g a mor�gage or otlZer lien upon or interes� in the Premises, the Government
<br /> may furnigh or pay Por sueh insurance as it may determine to be neceasary, in which event
<br /> the nremium or premiums paid by the Governmen'G ghall be deducted f rom the stipulated net

<br /> 9 .Tfie Governm�nt, during the term of this lease, shall take good care of the Premises,and
<br /> m ay make any and all repairs,bo'�h 3.nterior and exterior,necessary to keep the P remises
<br /> ° in good order, co�dition,and repair,without the consent or approval of the Lessor.Upon '�t1e
<br /> surrender of the Prernises by the Government, it 8ha11 redecorate and/or repaint �Y1e vacant
<br /> °por�ion o�' the interior thereof.
<br /> 1 0.�'henever tYle whole of said prem��_ses or any essential part thereoP shall be destroyed
<br /> by any cause evhatsoever, the Governmen'� has the rigl�t and privilege '�o rebuild, restore, or
<br /> repair said Premises or �lect '�o termina'�e the lease. In tlie event of el�ction to terminate
<br /> this lease, the Government �hall give notice in writing oP intention to terminate to the
<br /> L essor w�thin six'�y ( 60) days after such destruetion, in whole or in any essential part,
<br /> and the ins�allment; of rent payable �or tl�ie period during wllich the termination occurs
<br /> shall be prorated.
<br /> 11.The Government may terminate tlii� lease at any time during the term triereof by giving
<br /> to the Le�sor thirty ( j0) c�a�r;� ' written notic� of' sueh intention to terminate.In the
<br /> event o�' .sucri termination, the installment of rent payable for the period during which the
<br /> termination occurs shall be prorated.
<br /> 12.The Government may assign or sublet a31 or any part of the Premises to t�nants, occupants,
<br /> or other persons whom it may select,and suah assignees or subl.essees ahall have such of
<br /> the rig�zts granted to the Government under th3.s lease as the Goverrunent may grant to such
<br /> � assignees or sublessees.
<br /> 13.The Lessor ma.y put up �'For Rent'� signa fiY'teen ( 15) days prior to the termination by
<br /> the Government o� its tenan�y.
<br /> 14.The Lessor with t�le inten�ion that the Government shall rely tliereon and �or the pur-
<br /> pose of inducing t11e Government to enter into this lease represents, states, covenants,and
<br /> w arrants that he ( she) ( it) ( they) has/have a right ta enter into this lease and has/have
