<br /> thereto, ineZuding utilities and roads,at the expense oP the Government;Provided,however,
<br /> That theae rights may be �xercised in accordance wit�1 plans and speci�ications submi�ted
<br /> to and approved 3.n writing by the Lessor.The Government may make such reasonable variations
<br /> f rom,and modificat3.ons Sn, such plans and specif3.cations originally �pproved b� tYle Lessor
<br /> as the Governrnent deems necessary in the course of carrying out such plans and specif�.cations.
<br /> All suell bu3.lding,rebuilding,remodeling, reconditioning,rehabil�tating, eonver�ing, chan�;ing,
<br /> and alterin�; oP the Premises,and all additions, structures,and fixtures added to tYie Premises
<br /> by �he Government, including utilities and roads,which are remaining thereon at the terminat-
<br /> ion of ttiis lease,however accomplished, or when �he Gc�vernment be�;ins reconverson oP the

<br /> liens, and other encumbrances on the premises not listed in thie paragraph,due and unpaid
<br /> at the time of the beginning of the term oP this lease, tog�ther with any interest and
<br /> p enalties due thereon up �o the time oP payment,or any addi'Gional interest and penal�ies
<br /> due and unpaid on an,y items listed in this paragraph up to the �ime oP payment thereof, in
<br /> which event the Government will aeduet the amount oP sueh payment or paymen�s from any
<br /> rent or rents due or which become due to the Lessor. .
<br /> 6.The Government a�rees during the term af tYiis lease to pay each year all taxes and water
<br /> rates,all a�sessments ( special or improvement) ,and rnunicipal or governmental rates,whieh
<br /> are levied and imposed upon said Premises,or any part thereof,and become due and payable
<br /> during �he period covered by the term of this lease:Provided,however, That th� Government
<br /> shall be required to pay only suell assessments, or installment� of asaesaments ( special or
<br /> improvement) ,which are levied and imposed upon sa�.d Premises,or any part thereoP,and which
<br /> if unpaid will become pas'G due and/or delinquent during �he period covered by the term of
<br /> this lease, it ,�ot �ein� �.ntended that �he Government �hall pay any assessment which may
<br /> be payable in installments or o�lierwise, or installments oP assesements which do not mature
<br /> during the term oP this lease. In any case where the Lessor is obligated under �he terms of
